R <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />P4INUTES-FEBRUARY 13, 1990 <br />I. ROLL CALL: ? <br />Chairman Thomas called the meeting to order at 8:05 p.m. <br />Present: IM. Betts, R. Bierman, B. Gorris, T. Morgan, and J. Thomas <br />Absent: R. Bowen <br />Also Present: Assistant Law Director Dubelko, Building Commissioner Conway <br />and Clerk of Commissions Oring. <br />II. REVIEtid AND CORRECTION OF MINUTES: <br />The minutes were reviewed at the end of the meeting. <br />III. BUILDING DEPARTMENT REQUESTS: <br />Chairman Thomas advised that Item 2, Section III and Item 1, Section IV <br />had been withdrawn from the agenda. <br />. 1) Cherandon Plaza, south side of Brookpark Road Extension <br />Proposal to construct building. <br />Plans for the 7,590 square foot plaza were presented by Mr. DiBenedetto, <br />the owner, who explained that this building would be constructed on the <br />south side of Brookpark Road Extension between two existing buildings <br />and would match Cherandon Plaza III which is at the corner of Dover <br />Center Road and Brookpark Road Extension. Three by five foot trash <br />receptacles will be placed at the rear of the building, air conditianing <br />units will be concealed in the middle of the roof, and there will be <br />mercury vapor lights on the overhang of the roof. He pointed out that <br />the building will be white split face block, but they will be using a <br />white masonry brick in the area that abuts the windows. He advised <br />that 83 parking spaces are required for the two buildings (phases 3 and <br />4), and he would be providing a total of 100 spaces. Building Commissioner <br />Conway explained that there had been a slight miscalculation of parking <br />requirements; they actually need 101 spaces for the two buildings, how- <br />ever the two handicapped spaces were not counted in their figures, so <br />they will be providing 102 spaces (1 over code requirements). Mr. Gorris <br />questioned if there was a problem with the parking for the building east <br />of this one. Mr. Conway responded that he was not aware of any parking <br />problems. Mr. Gorris suggested that, if the developer did not need all <br />of this parking, perhaps he would consider installing.some type of curb- <br />ing to prohibit cars from cutting through the lot. Mr. DiBenedetto <br />stated that since some types of businesses could require more parking, <br />he preferred not to reduce the parking. Chairman Thomas complimented <br />the developer on the condition of the plaza in the past few months. <br />R. Bierman moved to forward the plans for Cherandon Plaza IV to the <br />Architectural Board of Review and to the Safety Department, seconded <br />by J. Thomas, and unanimously approved. <br />2) C. & C. Realt.y Company, property located on the north side of Lorain P.oad, <br />east of 30406. . <br />Proposal to construct automobile agency. <br />Proposal was withdrawn by the developer.
