Mr. Papandreas agreed <br />to look into this and Mr. Thomas suggested that they address this in <br />time for the Safety Department's review of the plans. In reference to <br />the parking spaces, Mr. Papandreas clarified that all the spaces within <br />the ring road would be 75 degree spaces with the exception of the area <br />west of May Company in which they received a variance for 65 degrees <br />since that area is so confined: The size of the.spaces will conform to <br />the new standards which are not in effect as yet, however, if the new <br />zoning codes are not adopted prior to their starting the work they could <br />apply for a variance. Mr. Gorris pointed out that the width of the <br />spaces will still be 9 feet and that if the new zoning codes are not in <br />place in time for this proposal, he would make a recommendation that a <br />variance be approved. Mr. Conway noted that variance was only good for <br />one year. Mr. Papandreas further stated that the part of the area around <br />Sears was resurfaced last year and will be completed next year, so they <br />will be installing.striping, curbing, and lights. They will also be com- <br />pleting the previously approved signage plans with the completion of this <br />work. B. Gorris moved to refer the Great Northern Mall proposal for ex- <br />terior renovation to the parking area to the Safety Department for their <br />input and to the Engineering Department for their review, seconded by T. <br />Morgan, and unaniinously approved. 4) Marjak Development Company Inc., west side of Great Northern Blvd. <br />Proposal t.o construct building on shopping center site and exterior <br />renovations to some of the existing buildings. <br />Mr. Mongello and Mr. Schill, architects, and Mr. Brown, property manager <br />of the development, presented the plans. .Mr. Schill_explained that there <br />are three areas to be renovated: 1) the existing wood shake roof will be <br />removed and an orange mansard installed to match the existing mansard, <br />and a matching store front will be installed on the former Chinese Palace <br />Restaurant facade; 2) a matching store front will be installed on the <br />former Revco unit; and 3) the brown metal sheathing on the Rini's tinit <br />will be extended across the Kiddie City unit where they will also install <br />a new white canopy.. They are also proposing a 6,000 square foot free <br />standing retail building in front of the Northeast Store and south of <br />the Firestone Store. In response to Mr. Gorris's questions, Building <br />Commissioner Conway advised that the development is currently 17 spaces <br />short and with the new building they will be about 99 spaces short (this <br />does not include the Firestone Store or the bank which are separate). <br />Mr. Mongello stated that a variance for approximately 100 parking spaces <br />was granted for the theatre which has subsequently moved out (he believed <br />that it was in 1972). Mr. Morgan pointed out that such a variance might <br />have been granted on the basis of alternate uses or alternate times and <br />believes that this development should stand on its own. Mr. Conway <br />agreed since the variance was dealing with a use that is no longer there. <br />Mr. Orlowski pointed out that there are only about 25 feet beyond the <br />loading docks behind Rini's and Kiddie City for.truck traffic, and he <br />doubts the parking spaces shown at that location would be usable.
