•? <br />Conway advised that the trucks in the rear service area were probably not a <br />problem, but he would check into that and the electrical disconnectso <br />Mr: Draeger stated that they would remove the gas meters to the rear of the <br />buildir.g with the new construction. Mr. Gorris questioned why there were two <br />pole signs on the property. (It was later determined that there were actually <br />two lots in the existing center as shown on the assembly plat, so two pole <br />signs would be .legal). No new pole signs or addition to the signs could be <br />added without vari.ances. Mr. Thomas suggested condensing all of it onto one <br />pole sign, or if they would consider 2 ground signs, the Commission would <br />recoirunend that a variance he granted. Mr. Conway does not belieae that there <br />would be an area for the required setbacks for ground signs. Mr. Draeger <br />stated that they would consider landbanking the one space next to the the <br />drive to include a ground sign. L.. Orlowski moved to refer the Brendan Lane <br />Shopping center proposal at 23609 to 23657 Lorain Road to the Architectural <br />Board of Review with the suggestions that some type of landscaping be <br />installed in the landbanked areas (one in the northwest corner where the <br />existing pole sign is located and on the two landbanked spots next to the <br />building); moving the handicapped spaces closer to the ramp area; to relocate <br />the gas meters to the rear during the construction; to remove the two pole <br />signs and replace them with one ground sign and the Commission would like the <br />developers to consider additional landbanked parking in order to include more <br />landscaping. This proposal should also be referred to the Safety Department <br />for their input, seconded by R. Bowen, and tmanimously approved. The assembly <br />plat was heard at this time (Section IV. Item 1). <br />6) Carter Plaza West, property located between Gastown Gas Station and First <br />Federal of Lakewood (in front of Best's). <br />Proposal to construct retail building. <br />The proposal had been withdrawn by the developer. <br />N. NEW DEVELOPMEN'rS AND S[JBDIVISIONS : <br />1) The proposal is to combine and assemble.permanent parcel nos. 237-7-19, 237-1- <br />20, and 237-7-22, located on the east side of Brendan Lane at Lorain Road, and <br />the site of the Brendan Lane Shopping Center (this agenda; above), into one <br />(1) parcel. Zoning is Retail Business, General, entirely, and the proposal <br />conforms to the Zoning Code requirements. <br />Chairman Thomas read the requests and members had no questions. J. Thomas <br />moved to combine and assemble permanent parcel nos. 237-7-19, 237-7-20, and <br />237-7-22, into one parcel, seconded by B. Gorris, and unanimously approved. <br />Mr. Gorris commented *hat there the original shopping center'was located on <br />two parcels, so the two pole signs would have been allowed. <br />V. COMMUNICATIONS: <br />Proposed Ordinance for a Mixed Use "D" District submitted by Assistant Law <br />Director Dubelko and discussed under Old Business. <br />VI.
