? <br />w- <br />VII. NEW BiJSINESS : <br />Mr. Thomas requested that the Building Commissioner check into the Sohio <br />station at Stearns and Lorain Roads. It would appear that all the new BP <br />signs are being installed without removing the old Sohio signs. Mr. Conway <br />advised that they are supposed to be removing all the old signs, and he will <br />look into it. <br />Mr. Gorris is concerned about the 4 signs for the Early Intervention Center <br />located on Butternut Ridge Road in a residential district. Mr. Conway stated <br />that he had previously forwarded this complaint to the Service Director, since <br />the property is actually owned by the City. <br />VIII. OLD BUSINESS: <br />Chairman Thomas advised that he has sent memos to various city officials <br />regarding the suggestions made by Nir. Mize for a rezoning portions of the west <br />end of Lorain Road to a revised Mixed Use District. Mr. Orlowski and Mr. <br />Bowen have been gathering information on current rents, and property values of <br />condominiums in North Olmsted and similar developments in other communities <br />which they sturunarize at the next meeting,including a summary as to the <br />feasibility of rezoning to this use. Mr. Orlowski pointed out that the idea of <br />cluster housing for seniors may not be economically feasible; pointing out <br />that high rise buildings should be considered. They will be talking with <br />developers and will summarize their ideas on the subject. Mr. Thomas stated <br />that the Mayor will respond to the memo at the next.meeting md Mr. Thomas <br />will contact the president of Council in the hope that Council, too, will <br />respond since their support would be needed for any rezoning. He hopes that <br />the city is open to flexibility in providing developers with some incentives <br />to build in North Olmsted. Assistant I,aw Director Dubelko presented a <br />propose ordinance for a Mixed Use "D" District and explained that this was <br />basically a framework for the proposed district. He summarized these <br />suggestions: change the purpose clause; minirm,m size of pr.operty might.include <br />different sizes for residential and retail; uses permitted would specify <br />multi-housing, elderly housing, and cluster single family; specific max;rm,m <br />heights, setbacks, etc., have.been left blank; include a local retail district <br />to 'serve the needs of the residents; general regulations for the Mixed Use <br />District .would apply as long as they are applicable; change the development <br />size since large parcels would not necessarily be required; density should be <br />reviewed in comparison with other communities; pa.rking and landscaping is <br />basically the same as in other Mixed Use categories; preliminary land use plan <br />changed since large parcels not considered; and the detailed development plan <br />will remain the same. The members will review for the next meeting which <br />should have a light agenda and it was decided that the agenda should be closed <br />at this time. <br />Assistant City Engineer McDermott explained that one more item must be brought <br />back to the Comnission: The Gus Georgalis rezoning request which had <br />previously been approved by the Commission and disapproved by Council must be <br />reconsidered at the suggestions of the Law Director. Mr. Dubelko explained <br />the issue was in court and Council cannot reconsider it.tmless the process is <br />repeated. The members agreed that they had considered this issue thoroughly <br />previously .and believed that their original approval should stand.
