Mr. Thomas advised that the Fire Department has sent information <br />pertaining to the storage and disposal of various hazardous materials. This <br />information must be returned to the Fire Department, but will be forwarded to <br />the B.Z.D. Comnittee. J: Thoinas moved to approve and refer to the B.Z.D. <br />Committee of Council plans.for Nutron Name.plate, 31269 Lorain Road and <br />incorporating the suggestions of the Architectural Review Board and attaehing <br />to those plans the "MSDS Sheets for.Checni.cal Stored at Nutron Nameplate..." .. <br />for the B.Z.D's Review after which this information will he returned to the <br />Fire Department, seconded by B. Gorris, and unanimously approved. <br />3) North Olmsted Home Care Center, 29794 Lorain Road. <br />Proposal to construct an addition. <br />Heard by Architectural Board of Review October 17, 1990. <br />Chairman Thomas advised that the Architectural Board had stated that the width <br />-of the parking area and driveway did not allow ample room to back out. Mr. <br />Conway stated that the revised plans show.the driveway arid both the landbanked <br />parki.ng spaces. and the planned parking spaces. Mr. Schill,. architect, <br />explained that the driveway has been widened, but that a portion of the drive <br />will be landbanked along with the garking spaces. Mr. Conway stated that this <br />faci:lity would need. 9 spaces, but were landbanking some.. The usable spaces <br />will be striped, but it was agreed that sinee part of space 2 was to be <br />landbanked, parking spaces 2 and 3 could be combined anei striped on an angle. <br />This proposal will be going to the Board of Zoning Appeals for a side yard <br />variance. B. Gorris moved to approve the North Olmsted Home Care Center, 29794 <br />Lorain Road,- proposal.to construct.an addition with the stipulation that of <br />the 9 parking spaces shown, 8 and 9 will be landbanked and 2 and 3 will be <br />combinecl into one angular space and this approval is contingent upon the <br />variance for the side yard being granted by the Board of Zoning-Appeals, <br />seconded by M. Betts, and tmanimously approved. . <br />4) The Chand Building, 30033 Lorain Road <br />Proposal to construct an office building (existing house to be demolished). <br />Heard by Architectural Board of Review October 17, 1990. <br />Mr. Margulies, designer, and Mr. Chand, owner, presented plans and explained <br />that they_have moved the building back 2 feet to create a 4foot planting bed <br />in the front which will have a low. growing shrub as recommended. All <br />suggestions for landscaping made by the Architectural Board have been <br />incorporated in the plan. The dumpster has been.moved next to the loading <br />zone as suggested. Mr. Orlowski questioned if the Engineering Department had <br />reviewed the filtration.beds. . City Engineer Deichmann advised..that the <br />developer has been given the new requirements, -but they have not.submitted a- <br />revised plan as yetm This plan shows the leeching bed too close to the <br />property line. He explained that one of the new requirements is that a soil <br />engineer must ana.lyze the property to determine if a leeching bed.is suitable, <br />if not, storm water would.have to be pumped to Lorain Road. Mr. Margulies <br />stated that a soil testing lab had been hired and they will 'be making.the. <br />tests. They are also talking to their engineer about pumpingm Mr. Orlowski <br />believed that pumping might alleviate.the drainage problems. Mr. Margulies <br />stated that it is his understanding that a ditch had been filled in which is <br />contributirig to these problems.
