IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) J. P. N. Inc. Lot Split. , <br />The proposal is to subdivide sublot 2 of the 'JaP.N. Inco ' Subdivision, and . <br />Assembly Plat, approved by Planning Commission on 3/13/90, into two (2) <br />parcels. Location is the north side of Mastick Road east of Columbia Road <br />(original permanent parcel no. 237-19-20). Zoning is "A" Residence, Single, <br />entirely, and the proposal conforms to the Zoning Code. <br />Mrs. Watts, representing J.P.N., explained that this parcel had previously <br />been subdivided with a remaining large parcel in the middle which was <br />originally to be purchased as one lot, now they have a, purchaser for half of <br />this parcel. City Engineer Deichmann advised that both parcels conform to the <br />Zoning Code. Councilman McKay viewed the plat, and voiced no objections. J. <br />Thomas moved to approve the lot split of J.P.N. Inc. to subdivide sublot 2 of <br />the J.P.N. Ince subdivision and Assembl_y Plat, approved by Planning Commission <br />on 3/13/90`, into two (2) parcels. Location is the north side of Mastick.Road <br />east of Colinnbia road (originally permanent parcel.no. 237-19-20),.seconded by <br />T. Morgan, and imanimously approved. 2) Great Northern Plaza South Partnership Lot Split. <br />The proposal is to subdivide permanent garcel no. 235-28-4 (Kronheim Furniture <br />_site) into two (2) parcels. Location is the north side of Country Club Blvd., <br />east of Victoria Lane. Zoni.ng is Retail Business, General eritirely, and the <br />proposal conforms to the Zoning Code. . <br />Mr. Papandreas, representing Biskind Development Company, explained that this <br />undeveloped parcel that was intended to be an out-lot, and they are now trying <br />to market it as a separate parcel. He presented an aerial photograph of the <br />area showing this parcel as grass area. This lot would accoirmiodate a 10,000. <br />square foot development with its own pa.rking. R. Bierman moved to approve the <br />the proposal to subdivide permanent-parcel no. 235-28-4 Great Northern Plaza <br />South Partnership Lot Split, seconded by R..Bowen, and imanimously.approved. . <br />3) Sloggett and Reinke Resubdivision. <br />The proposal is to resubdivide sublot no. 81 in Cambridge Crossings Estates <br />cc: Subdivision and assemble with permanent parcel no. 234=?3=69 and part of (cc:234-17-36) <br />234-23-902-34-2-3-84=to form three (3) new sublots., Also included is the vacation of an <br />existing storm easement and the granting of a new storm easement. Location is _ <br />the westerly end of Bretton Ridge Drive. Zoning is "A" Residence, Single, <br />entirely, and the proposed sublots conform to the Zoning Code. <br />Mr. Andreano, engineer, presented plat showing proposed property. This <br />proposal will eliminate a protrusion one lot and. will be creating 4.1ots out <br />of 3 lots; homes will be constructed on sublots 2 and 3, (there are existing <br />houses on 1 and.4). Mr. Andreano stated that all lots conform to code. City. <br />Engineer Deichmann advised that the existing storm easement runs along the <br />•north side of sublot nunber 81 and must be re-routed out of the buildable area <br />of sublot 2-since.the easement is right in the middle of it. Mr: Athey, a <br />resident, asked how this would effect his residence.on Sutton Drive and viewed <br />the proposal. It was pointed out that Sutton Drive was across the freeiaay and <br />residents adjacent to this property were not notified. Mr. Nash, who lives on <br />Warrington, checked the plans. and agreed this would have no effect on his <br />property. Mr. Deichmarui clar-ified that the storm sewer easement was merely <br />3
