Mr. Acciarri, architect, explained that the building has.been reduced to 8,250 ?; ,. ' <br />square feet; and.after meeting wi.th Assistant City Engineer. Griffith, the r <br />traffic circulation around the bui.lding has been changed to one way; the dobrs on the west elevation have been eliminated and there will be an internal <br />service corridor instead; and the landscaping has been increased. The awner <br />is negotiating with two tenants at this time, a video store and an apparel store.. Since the Building Commissioner had just advised that they are 2 <br />parking spaces short, Mr. Acciarri is now proposing to reduce the building to <br />8,000 square feet by taking 5 foot off the back: He explained that the north <br />drives are two way so trucks can enter and leave; the southern most drive will <br />be right-turn, exit-only onto the Best driveway and the existing divider will <br />remain; curbs will be installed along the drive and parking lote Mr. Orlowski. <br />questioned if the parking spaces adjacent to the nor.thernmost drive could be <br />removed, but was advised that those belong to Besta Mr. Bowen believed that <br />there were too many drives, pointing out that any traffic going around the <br />building would have to cross over the incoming traffic. Mr. Acciarri does not <br />believe that there would be that much traffic. Mr. Thomas stated -that the use <br />of the building could always change, and the Commission must plan for the <br />worst possible scenario since this is such a heavily used area. He suggested <br />that most of the traffic should be tightly controlled and entrance and egress <br />should be limited. Mr. Accairri believed that they must avoid any confusion <br />getting into the property, but they might eliminate the southeast right-turn- <br />only drive; or else make each drive one way. It was suggested that some <br />division be made on the west so traffic could not cut through since the bank <br />would not agree to sharing their drive. Mr. Thomas would like some provision <br />in the code to force property owners to share drives rather than have multiple <br />drives in one area. It was noted that trucks would have to come in from <br />Brookpark Extension to theloading zone whicYi is adjacent to the one way drive <br />around the building. Members would like some kind of a landscape buffer on the <br />west and it was suggested that the 12 foot sidewalk could be reduced. Mr. <br />Accairri explained that the tenants had required the sidewalk and he would <br />like to keep it as a desigp feature; he offered to reduce the buffer on the <br />east in order to have a 3 foot buffer an the west. The members do not believe <br />that 3 feet would be sufficient. After more diseussion, it was agreed that <br />this is still over development of this parcel; that the building should be <br />reduced further in order to add buffering on the west side without reducing <br />the buffer on the east. Mr. Accairri offered to take 5 foot off of the west <br />wall and add that : foot as a buffer, mai.ntaininro the 13 foot drive which <br />would reduce the building by 750 square feet. There is also concern about the <br />drives on the north which empty into a drive adjacent to the Best parking. <br />Mr. Thomas suggested that perhaps the two parking areas should not be <br />separated and could flow into one another. It was also suggested that the one <br />parking space between two drives on the north west of the property should be <br />eliminated. City Engineer Deichmann agreed that the south east drive could be <br />eliminated. Mr. Gorris suggested putting in landscaping or curbing to separate <br />the driveway from parking next to it.
