ARCHITECTURAL BOARD OF REVIEW JANUARY 17, 1990 PAGE 2
could be used. T. Gallagher mov2d to approve the Valvoline Instant Oil
Change proposal as presented with the recommendation that they cannot use
the high sodium (yellow) lighting, seconded.by Y. Sohn, and unanimously
approved.
2) Applebee's Restaurant, 25863 Great Northern P1aza.North (easternmost
corner and rear elevation of Plaza North, unit 2A).
Proposal to add store fronts to existing building.
Referred by Planning Commission January 9, 1990. .
Mr. Strang, owner and operator of Applebees, and Mr. Papandrea, representing
Biskind Development Company, presented a color rendering and explained
that with this renovation they will be addressing'this entire area which
is adjacent to Plaza Sauth. Applebee's will be:constructing a 500 square
foot addition with wire cut brick which will match the color and texture
of the existing brick; terra-cotta roof, and Conair window system. He
explained that Biskind will be installing a match?ng brick screen wall
and presented a site improvement plan showing the road, curbs, sidewalks,
and landscaping: As for the corner entrance area questioned by Planning
Commission, they presented a sketch showing the eastern door replaced with
a window, and all pedestrian traffic will.be directed to the south where
planters will be installed adjacent to the road to define a crossing area.
Mr. Sohn agrees that this wi11 create a protected plaza area. Mr. Papandreas
presented a materials board showing all materials and colors to be used
but explained that since no manufacturers names are included he will pre-
sent that information later. This board showed that the awning will be
a beige and rust stripe, exterior paints are beige, darker rust, and a
dark green. Mr. Gallagher suggested that the planters,be.raised at least
a foot off the ground to protect the plants from salt and he would also
like Mr. Zergott to approve the plant materials to be used. Mr.. Papandreas
clarified for Mr. Sohn that the, hrick and terra-cotta roof would match
and that the incandescent lights on the facade are actually only for
accent. Y..Sohn moved to approue the Applebee's Restaurant plans based
on the entrance drawing dated 1/16/90 and with the condition that Mr.
Zergott approve the planter landscape plan, seconded by T. Gallagher, and
unanimously approved.
3) Biskind Development Company, Great Northern Plaza North, unit 2B located
on the easterly side of the shopping center adjacent to Applebee's.
Proposal to add store front.
Referred by Planning Commission January 9, 1990
Mr. Papandreas explained that since Applebee's did not use all the avail-
able space at that corner, they will be continuing the Applebee design for
the adjacent 1,400 square foot unit. The manor white sign band in a
synthetic finish system will be carried through to this unit and the
same signage concept will be developed for this storem They will be
using the same colors and awning material in a solid terra cotta color
and a Conair window system. The door will be recessed in a vestibule.
Mr. Sohn would like the vestibule recessed about one foot further back
since it would appear to be tight. Mr. Papandreas explained that they
will probably install planters similar to those of Applebee's in order
to provide some sort of barrier, but they might change this concept in the future af.ter the plans for the renovation of Plaza North are finalized,
