drawing of the roof top imits along with the type of screening to be
used,. as well as the actual .type of lighting to be installed be
preserited to the Building Department who will forward it to Mr. Sohn for
his approval prior to the Planning Comnission meeting, seconded by B.
Zergott, and'Lmanimously approved.
2) Nutron Nameplate, 31269 Lorain Road.
Proposal to construct an addition.
R. and B. Butchko, owners, presented the plans for the two additions
and a new 4 foot by 12 foot sign. He explained that the front office
area will be exactly the same with horizontal cedar siding (existing
siding will be re-stained) with a ribbeci altmu.rnnn soffit panel. and the
rear manufaeturing addition will be the same white split faee block that
is existing. The existing sign will be removed and the new sign will be
" installed about 80 feet back from the centerline of the street. Building
Commissioner Conway stated that the location of the sign was fine, but
the sign could only be 40 square feet, not 48. Mr. Butchko stated that
they could reduce the sign, but added that will also be putting the
address on it. Mr. Conway advised that they would be entitled to a wall
sign. R. Butchko presented a revised plan which gave more detailed
information on the project including actual plant varieties. Mr. Zergott
suggested using a taxus capitata instead of rodedendnmi since the taxus
is hardier. R. Butchko stated that they would be adcling a canopy on the
side entrance. He presented samples of the materials and clarified
that they will be re-staining the entire front office area in a bluish
gray color and will be installing an entire new soffit (ribbed almond
cream-altmirnun). Mr. Butchko stated the color samples did not accurately
represent what they had on the building now, and he would like to
present more accurate ones.. Mr. Sohn stated he had no problem with the
design, but he would like the colors to be in the same color range. The
storage area on the rear of the property wi.ll be an enclosed with a
chain link fence with slats and a roof. They will have the same mercury
vapor lights that are on the property now. Roof top tmits will be
screened with a 2 foot brick parapet (units are about 3 foot high). Mr.
Conway stated that these tmits would be about 160 feet from the road and
Mr. SoYm stated that should not be a problem. B. Zergott moved to
approve this proposal with the condition t._hat they present color chips
and color codes for the mansard material and the stain to Mr. Sohn prior -"
to the Planning Commission meeting, and that this approval is based on
the revised plan presented this evening, seconded by Y. Sohn, and
unanimously approved. (The chairwoman signed the revised plan and Mr.
Butchko will submit additional revised plans to the Planning
Commission).
3) North Olmsted Home Care Center, 29794 Lorain Road.
Proposal to construct an addition.
Referred by Planning Commission October.9, 19900
Mr. Mongello, architect, and Mr. Johnson, owner, explained that this
addition was approved previously in 1984, but it was never constructed.
This is a small addition to the rear of the home which complies to the
200 foot minim„m distance to the Metro Parks property. They will also
be going to the Board of Zoning Appeals for a side yard variance. The
addition will match the architecture of the existing home. Mr. Zergott
2
