.?. <br />stated that there was a problem backing out of the existing parking <br />spaces. Mr. Mongello agreed and stated that they could increase the <br />parking and driveway area to 45 feet. Mr. Johnson explained that their <br />residents were not handicapped but that they did not drive. He believes <br />that they really only need 4 or 5 parking spaces. Mr. Conway stated that <br />the plans should show the 45 foot width with the actual 4 or 5 spaces <br />and-also showing the landbanked spaces. Mr. Gallagher moved to approve <br />the plans as presented with the condition that the actual parking is <br />shown an the plan as 45 feet single lane pa.rking and the the landbanked <br />parking is noted, seconded by Y. Sohn, and unanimously approved. <br />4) The Chand Building, 30033 Lorain Road. <br />Proposal to construct an office buildingo (Existing house to be <br />demolished). <br />Referred by Planning Commission October 9, 1990. <br />Mr. Cliand, owner, and Mr. Margvilies, designer, presented a revised site <br />plan showing ten landbanked pa.rking spaces (Planning Commission had <br />recommended some landbanked spaces). They have discussed the trees with <br />the Forester and agreed to plant more crabapple trees. Mr. Zergott <br />suggested planting a 2 inch caliper tree, perhaps centurian, instead of <br />the 18 foot tree that is shown; also suggested including junipers along <br />with the contoneaster (perhaps apiculata) to give some green area in the <br />winter; the scotch pine is fine as shown. Members discussed the front <br />area shown with a small planting bed. Mr. Gallagher is concerned that <br />cars will be backing over this area. Mr. Margulies decided that he would <br />move the:building back about 2 feet and leave the curb where it is shown <br />to protect the building. He presented samples of materials: majority of <br />stucco is parchment (#342) with wYiite trim (354); brick on lower level <br />. is General Clay (#350); asphalt roof will be Certainteed Mesquite. There <br />was concern about the location of the dlunpster and enclosure which is <br />, adjacent to the drive. Mr. Conway suggested that there would be room <br />for the dwnpster next to the loading zone which is actually larger than <br />required and would be shielded by the bu.ilding and woul.d only ha.ve to be <br />enclosed on 2 sides with the fence (gate would not be necessary in this <br />location), the stain for the enclosure and the fence on the property <br />line should match the asphalt shingles. The light will be on a 14 foot <br />pole and is shielded from the residential area. Mr. Conway suggested <br />that-they check if there is a drop shield available in case there would <br />be a problem. B. Zergott moved to approve the revised plans as <br />submitted with the recommendation that the building be moved back 2 feet <br />and keeping the curb exactly where it is at to protect.the huilding; <br />that the dumpster will be moved behind the building to the loading area <br />and it should be enclosed on twp sides with a fence stained to match the <br />asphalt shingles, seconded by T. Gallagher, and unanimously approved. <br />5) Steeple Walk Apartments, property located south of I-480, west of S.R. <br />252, and north of lots facing Butternut Ridge Road. <br />Revisions to plans previously approved by Planning Commission on <br />December 12, 1989. <br />Referred by Planning Commission October 9, 1990. <br />Mr. Haas, architect, and Mr. Cameratta, developer, presented color <br />rendering, explaining that the materials will be basically the same as <br />what was approved previously.
