under the stairs. Mr. Brinkman stated that.he has ordered other houses from <br />this manufacturer, but this is a diffexent style. Mr. Burk questioned if the <br />contractor had taken some liberties with the plan by putting in a basement. <br />The members studied the plans, and Mr. Conway noted that these are hasic plans <br />and do not show the stairway in this location. Mr. Brinkman advised that <br />the manufacture has a general. plan and the contractor can re-arrange the. <br />layout; he did receive a plan showing.the stairwell at this location but this <br />was after he had submitted plans to the Building Department. Mr. Kazak stated <br />that there would have been the same problem if the stairway had been located <br />on the original plan. Mr. Kazak suggested reducing the number of steps to 12. <br />Members discussed several possibilities, but the bathroom, heating ducts would <br />have to be changed and the doorway and ceiling heights could not conform to <br />code. Mr. Schulz stated that this is a safety problem. Mr. Brinkman stated <br />that this could be a major expense and asked if he could put in two hand rails <br />to malce the stairway safer. He does not intend to erect this style house <br />again. Mr. Konold believed that the manufacturer should lrnow the local codes <br />for the cities where one of their houses is to be located. Mr. Conway advised <br />that this is a national code, and the manufacturer should be aware of it. Mr. <br />Br.inlanan stated.that the house is basically finished and.is on the market. Mr. <br />Burk advised that the members could vote on this- -now,,but it was possible that <br />a variance would be denied. After some discussion_it was agreed to table this <br />in order for all the members to inspect the stairway and for Mr. Brinkman to <br />try to come up with some kind of alternate plan. The members would also like a <br />the local manufacturers representative to attend the meeting. Mr. Conway <br />stated that.if this is.tabled foz two weeks.he and Mr. Kettle will work with <br />Mr. Brinkman to figure out any and all alternatives to work out a comprbmise. <br />J. Konold moved to table this re(Tuest:imtil November 29th so that further <br />information can be supplied by•the developer and the Building Department and <br />so that all members.can see the site, seconded by J. Kazak, .and tmanimously <br />approved. <br />V. OLD BUSINESS: <br />1) Beverly and Eugene Frieg, 5799 Porter Road <br />Rehearing of request of stay of Demolition Order for property at the above <br />address. Hearing required Chapter 1131.05(a). <br />Continued from meeting of October 25, 1990. <br />Chairman Burk administered the oath to Mr. and.Mrs. Frieg. Mr. Frieg.advised <br />that he had received no estimate less than $30,000o00 to repair the house, so. <br />they have decided to raze it. The members and Mr. and Mrs. Frieg agreed that <br />60 days would be allowed for them to vacate the premises. Mr. Frieg was <br />advised that the contractor i?rill arrange capping off the all the lines with <br />the utility companies and the city. Mr. Kazak advised that if they are going <br />to put another house on the lot, they should talk with the Building Department <br />before the sewers are capped. Mr. Kettle stated that they might be able to <br />use the same foundation. Mr. Conway stated that the garage can remain as long <br />as they nave the intention to build within a certain period of time. Menbers <br />gave them some general information regarding pre-manufactured homes. B. Schulz <br />moved to accept the demolition of the property at 5799 Porter Road which is to <br />take place within 60 days, seconded by D. Spoerke, and tmanimously approved. <br />It was estimated that this would be about the 22nd of January. <br />2
