Mr. Bugala stated that the size of the <br />sign is excessive and since they will be re-doing it they should conform. Mr. <br />Fletcher stated that since he was told that he did not need a permit, he had <br />made the sign. He stated that it is not tmusual to be allowed to ma.intain a <br />sign without a permit. Mr. Fletcher stated that it was a hardship since the <br />sign is made. R. Gomersall moved to grant the request for Mr. Carburetor at <br />24002 Lorain Road for a 35 square foot variance for a pole sign (one side) and a <br />3 foot variance for the location of the pole sign and also a 84.5 square foot <br />variance for total sign area, seconded by B. Grace. Roll call on motion: <br />Gomersall, Helon, Restifo, and Bugala, no. P1r. Grace, yes. Motion failed to <br />pass. Variance denied. <br />2. Carter Plaza, 24747-75 Lorain ltoad. <br />Request for va.riance (1123.:12). Request 144.00 sq. ft. variance for pole sign <br />and variance to have second pole sign on property.. (Existing ground sign will <br />be removed). Violations of Ord. 87-93, Section 1163.06-(f)4. <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Carter, owner of the Plaza, tenants J. Madingin, Ms. <br />Loescher, Ms Webster, Ms. Barkhurst, and sign contractor, B. Leech. Mr. Carter <br />explained that the tenants on the side and the rear could not be seen from the <br />street and needed more exposure on the 9 by 8 foot sign. The letters on the <br />existing ground sign are too small. Mr. Bugala pointed out that there is <br />another pole sign on the property. Mr. Leech stated that there is a hardship <br />here since tenants are moving out because they cannot be seen and also that <br />there are actually 3 properties here. Ms Loescher stated that the sign is not <br />visible to traffic coming from the east, and a sign is crucial to the business. <br />The other tenants agreed. Law Director Gareau stated that it is not in the <br />City's interest to have empty buildings. Building Commissioner Conway explained <br />that the 144 square foot variance was for.the two pole signs, it was not <br />indicated that the total sign area was over code requirements. It was pointed <br />that the next request was for a wall sign for another one of his tenants. Mr. <br />Grace agreed that the ground sign is too small and not visible when a car is in <br />the drive. Mr. Gomersall suggested that they could remove the original sign and <br />put everything on one sign. Mr. Grace pointed out that these buildings were <br />planned by architects and the signage should be considered at that time. Mr. <br />Restifo believed that this should be tabled until next month at.which time they <br />could return with a different proposal. Mr. Bugala stated that such a sign would <br />be like the Lauren Hills sign which he believes is too big. It was pointed out <br />that this hardship is caused by the irregular shape of the land, but the <br />developers do not consider signage tmtil after the building is leased. Mr. <br />Leech suggested cutting down the height of the pole sign by 3 feet. Members <br />would like to see this and offered to.table imtil next month. T. Restifo moved <br />to grant the variance for Carter Plaza at 24747-75 Lorain Road, the request for <br />144 square foot variance for a gole sign and a variance to have a second pole <br />sign on the property, seconded by J. Helon. Roll call on motion: Restifo, <br />Helon, Gomersall, and Bugala, no. Mr. Grace, yes. Variance denied. The <br />developers were advised that they could re-submit a request if it were reduced <br />' 'by at least 25%. <br />3.
