REVIELI AND CORRECTION OF MINUTES:- <br />Bo Kazak moved to approve the minutes of November 29,1990 as submitted; <br />seconded by J. Mulloy, and unanimously approved. <br />III. COMMUNICATIONS: <br />No items. <br />IV. HEARINGS: <br />1) James H. Fish, 29320 Bretton Ridge Drive. <br />Request approval of an alternate method of construction using a pre-fabricated <br />material. Approval can be granted under Section 1315.04-C of the Building <br />Codes. <br />Chairman Burk administered the oath to M. Crudell, Tech Built Manufacturing <br />Company, and neighbors, Mrs.. Marasek, R. Vanik, R. Wood (other neighbors were <br />present but did not give their names). P1r. Crudel explained that he <br />manufactured a panelized building sys,tem which has approval from several Ohio <br />comimuiities, the only disapproval was in Strongsville. He also has approval <br />fran the Building Officials Conference of Northeast Ohioa Because of the cost <br />and time involved he has not sought approval from B.O.C.A. preferring instead <br />to approach each comnunity. He has submitted a letter from John Bowes, a <br />structural engineer who does his plan review. He explained the building <br />system using 1 by 2 inch, 18 gauge steel (G-90 galvanized) studs on 2 foot <br />centers, and a solid matrix of expanded polystyrene of a 1 pound density which <br />is protected by 1/2 inch drywall. He maintains that these homes are safer in <br />a fire than a wood frame house. They do have a A.S.T.M 119 fire rating. They <br />meet or exceed all basic codes. The main advantage of these houses is that <br />they are energy efficient with an R-30 wall and R-50 roof, and dampness or <br />water does not affect polystyrene. Heating costs are estimated at less than <br />$150.00 per year, one house erected 3 years ago in Bay Village averages $80.00 <br />per year and uses a hot water tank as the heat source. He advised that the <br />walls are open for inspection during construction and that a wire chase is <br />installed at the factory for the electric service. He explained exactly how <br />such a house is constructed advising that there would be a moisture barrier <br />between the siding and the panels. Building Commissioner Conway requested <br />several items: literature on the polystyrene, more corner detail, plans either <br />stamped by the engineer or some type of correlation between the engineer's <br />approval and these particular plans, and details on how openings are <br />reinforced. N1r. Crudell explained how the headers were installed and stated <br />that they have been thoroughly tested. Mr. Conway requested the results of <br />this testing. He advised the Board that there was a similar house erected
