They ship and receive <br />by United Parcel Service daily and receive shipments once every 14 to 20 days <br />by tractor trailer. He clarified that these would be 40 to 45 foot trailerse <br />Building Commissioner Conway advised that the parking area is sufficient, ' <br />however they would either have to pave the gravel area or seek a variance to <br />use it. Mr. Case stated that they intended to use the gravel area for employee <br />parking. Mr. Conway mentioned several items that needed to be addressed: <br />moving the sign back slightly, enlarging the landscape buffer to 7 feet, and <br />enlarging the drive to 18 feet. Mr. Thomas suggested that if all the parking <br />was not needed in front, those spaces could be eliminated and landscaped. It <br />was clarified that the eastern most drive will be removed. In response to Mr. <br />Skoulis' questions, Mr. Case advised that they would be upgrading the existing <br />paving, but not totally repaving it. The dumpster will be in one of the rear <br />parking spaces and fenced in. A 7 foot high fence is planned for a portion of <br />the west property line to screen the adjacent residence, and a smaller portion <br />of 6 foot high fence will be on the east side. He prefers not to fence in the <br />entire area. The warehouse is a pole building which will be sided with Texture <br />111 or dryvit. Mr. Skoulis questioned if an 8 foot long ground sign would <br />conform or if a variance would be required for the 7 foot high fence. Mr. <br />Conway responded that a ground sign could be 40 square feet and that there <br />were no regulations on commercial fences at this time, and height could be <br />determined by the Commission. Mr. Hicknan, who owns the rental property to the <br />west, was shown where the board on board fence would be located on the west <br />property line. Mr. Stemmer, Stemmer Auto Body, was advised that there would <br />be no painting or welding on the property. Mr. Benedict, a neighbor to the <br />rear, is concerned about drainage, paving, lighting, and questioned what was <br />planned for the rear of the lot. Mr. Case advised that there are no plans for • <br />the rear property, it will be left as is, and explained his plans. Mr. Gorris <br />advised that the drainage is an Engineering concern and they will be required <br />to retain their water on their own land. Mr. Case has no definite plans for <br />lighting as yet, but does not anticipate flooding the area with light. City <br />Engineer McDermott advised this is all one parcel and is a11 zoned General <br />Retail. J. Thomas moved to forward the proposal for Stylin' Concepts to the <br />Architectural Review Board for their input on landscaping and the design that <br />the developer has presented us and also to take into consideration the type <br />and extent of the fencing, to determine along with the developer whether or <br />not- it would be feasible to add landscaping to the front of the parking lot, <br />particularly the easternmost parking space, to landbank that and add <br />additional shrubbery and trees; to forward this to Safety and Engineering for <br />their review; and that when this proposal comes back the dumpster enclosure be <br />indicated on the plan, that the lighting be addressed, and would like the <br />A.R.B. to pay particular attention to the aesthetic tying-in of all three <br />buildings since they are taking one building and putting on two additions, and <br />that the dumpster enclosure matches the fencing, seconded by B. Gorris, and <br />unanimously approved. <br />3) Predota Flooring, 29369 Lorain Road <br />Proposal to construct a garage. <br />Mr. Predota, owner, explained that he would like to construct a 1,200 square <br />foot pole building for the cutting and storage of his materials.
