. . <br />e;'? • y . <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - SEPTIIHBER 10, 1991 <br />Prior to the meeting, Ma.yor Boyle addressed the audience pertaining to the View <br />Point proposal which is on this evening's agenda. <br />I. ROLL CALL: <br />Chairman Gorris called the meeting to order at 8:10 p.m. <br />Present: R. Bowen, M. Hughes, L. Orlowski, A. Skoulis, J. Thomas, and B. Gorris. <br />Absent: T. Morgan <br />Also Present: Assistant Law Director Dubelko, Assistant City Engineer Griffith, <br />Building Commissioner Conway and Clerk of Corrnnissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />R. Bowen moved to approve the minutes of July 23, 1991, seconded by A. Skoulis. <br />Roll call on motion: Bowen, Skoulis, Hughes, Gorris, Hughes, and Thomas, yes. <br />Mr. Orlowski abstained. Motion carried. <br />Chairman Gorris advised that the Modern Sales proposal has been withdrawn from <br />this evening's agenda. <br />III. BUILDING DEPARTMIINT REQUESTS: <br />1) View Point (formerly North Olmsted Golf Course), located west off Canterbury <br />Road and south of Butternut Ridge Road and I-480. <br />Proposal to construct cluster homes. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) View Point (North Olmsted Golf Course) Rezoning Request. <br />The proposal is to rezone North Olmsted Golf Course, located west off Canterbury <br />Road and south of Butternut Ridge Road and I-480, from an existing zone of "A" <br />Residence, Single, entirely, to a proposed zone of Single Family Cluster, <br />entirely. <br />Both items were heard together. Mre F. Bower, owner of Shore West Construction <br />Company, explained the plans to develop a golf course/cluster home residential <br />conumuiity, the first such comirninity in the western suburbs. He and his brother, <br />Neil Bower,(owners of Shore West Construction Company) bought the golf course <br />with the idea of preserving and operating it as a public course. The concept of <br />cluster homes will allow them to retain enough land to reconfigure the course <br />and still construct a residential comrrn,n;ty. He introduced the members of the <br />development team: M. Kepha.rt, architect; D. Levitan, marketing consultant; W. <br />Amick, golf course architect; C. Cawrse, landscape architect; R. Benden, civil <br />engineer, Ms. L. Roselle, interior designer. Mr. Bower stated, for the record, <br />that if the Commission grants the application for rezoning and approved the <br />proposal, they will restrict, in any way the Law Director and their attorneys <br />see fit, the future use of the golf course property to just that, golf course <br />land. They intend to keep ownership of the golf course and to manage it as a <br />public course. Mr. Levitan explained that they were asked to look at the land <br />with the specific requirement that the golf course must be maintained. In their <br />1
