Mr. Kephart showed slides of the surrounding neighborhood, <br />parts of the golf course, and the sites for the two conmnunities, the Vista Homes <br />and the Golf Homes. They plan to save as many of the large trees as necessary. <br />These homes are to be the Western Reserve style in order to be compatible with <br />the homes in the Butternut Ridge Historical districto He presented slides of the <br />interior. of similar type homes, and Ms. Rosselle explained that the interiors <br />would be light, airy, with views of the golf course, and a good deal of <br />discretionary space. Mr. Kephart explained that there would be two access points <br />off Canterbury Road, one at the north end to the Vista Homes, and the second <br />further south that would give access to the golf course, clubhouse and the Golf <br />Homes. The Golf Homes consist of 10 single family homes, 60 to 80 duplex units, <br />and 18 triplex tmi.ts. He showed slides of the three different models, explaining <br />that from the entries you can see through the homes to the rear patio and the <br />golf course; both the master bedrooms and living areas face the golf course <br />which will surround the homes buffering them from I-480 and the adjacent <br />residential areas. Mra Amick explained how the golf course would be slightly <br />modified to accommodate the homes. Mr. Cawrse explained the traffic pattern with <br />a divided boulevard entry again stating that they would be working with the <br />existing trees and augmenting them with additional landscaping. The guard house <br />will identify the entry to the Golf Home area and_leads to the rotary which has <br />been designed around an existi:ng large tree and will serve as a spin-off for the <br />other roads. There are various landscaped islands in the roads to give some <br />privacy. All these roads will be private and the garages will open onto the <br />front or side of the homes. At the end of the Golf Home area a three to five <br />foot berm with landscaping will be installed adjacent to the cul-de-sac for <br />privacy. The entrance to the Vista Homes will be 200 or 300 feet south of <br />Butternut Ridge Road off Canterbury and is also a divided drive with a small <br />pond, a ga.zebo, and a putting green in front. Each building contains three homes <br />and the buildings are designed to be in scale with a large family home; each one <br />of the homes will have a two car attached garage; and the entry will be either <br />from the front or the side. These homes are the same architectural style and <br />colors with some variety in the elevations. Mr. Kephart concluded stating that <br />there would be 110 Golf Homes and 156 Vista Homes for a total of 266 homes and <br />the density will be 3.8 homes per acre and 418 units would be allowed tmder the <br />Single Family, Cluster, ordinance. They are requesting a rezoning from "A" <br />Residential to Single Family, Cluster. He stated that the intent of that <br />ordinance was to allow creative design when there were situations that would <br />save open space for the comrrn,n;ty and inspire creative solutions to cluster <br />housing to allow in-fill development within the City. He concluded by pointing <br />out that if they eliminated the golf course and constructed a single family <br />subdivision with 11200 square foot lots, they would have the same number of <br />homes, and by doing it this way they are building 266 homes and preserving a <br />golf course. Chairman Gorris advised that this is the first proposal for Cluster <br />Homes that has ]een presented, and that this zoning classification was added to <br />the Zoning Code in the past yearv This proposal was sent to the Safety <br />Department prior to being presented to the.-PlarLn;ng Commission as required by <br />the code. The Safety Department has no objection to the plans. He stated that <br />there has been some discussion about a vacant parcel of land in the south west <br />corner of the Pebblebrook Subdivision that was possibly to be used as a <br />emergency entrance, but the Safety Department did not see any reason for such an <br />entrance and there are certain deed restrictions in Pebblebrook which might <br />prohibit one; and he did not believe that this would ha.ppen. He read a letter <br />from Councilman D. McKay (see attached). He also received other letters: one <br />from Mrs. App, a resident of Pebblebrook, who was concerned about the <br />2
