CITY OF NORTH OLMSTED <br />ARCHITECTURAL REVIEW BOARD <br />MINUTES--DECIIHBER 18, 1991 <br />I. ROLL CALI, : <br />Acting Chairman Gallagher called the meeting to order at 5:45 p.m. <br />Present: T. Gallagher, <br />Absent: M. Case, Y. Sohn, and B. Zergott. <br />Also Present: Building ComQnissioner Conway and Clerk of Commissions Oring. <br />Since this Board merely makes recommendations to the Planni.ng Commission and <br />there are no quonIIn requirements it was decided that Mr. Gallagher would review <br />the proposal. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />The review of the minutes will be deferred imtil the next meeting. <br />III. SIGNS: <br />Signs were reviewed with building plans. <br />IV. OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />Blimpie Subs and Salads, 26261 Lorain Road (Lorain and Brookpark Roads). <br />Exterior renovation to building and signage. <br />Revision of site plan approved for Interstate Development Company on <br />November 26, 1991. <br />Referred by Planning Commission December 10, 1991. <br />Mr. Manfrass, architect, Mr. Wasacz, owner, and Mr. Hartz, representing Blimpie, <br />presented photographs of the building. The Planning Commission had been concerned <br />about the canopy, both because it was back lit and also because it was not <br />continued around the entire building. They requested that there be some treatment <br />on the Brookpark Road side of the building. Mr. Ma.nfrass presented some <br />alternative signage plans which eliminated the canopy entirely. He explained that <br />they needed two wall signs since the building faces Lorain Road and drivers <br />coming from the west cannot see the front of the building until they are past <br />it; however, only one sign would be allowed under the new code. With the canopy <br />they were able to have one small sign (18 inch letters) on the canopy and a wall <br />sign on the west elevation. A ground sign is necessary at the entrance drive. <br />This site plan shows the building slightly off the property line, but Mr. Wasacz <br />stated that the building was right on the property line. They cannot install a <br />canopy on the west side since it would overhang City right of way. Mr. Manfrass <br />explained that with the canopy sign there would be 3 different types of signs, <br />also since the canopy cannot be back lit they would have to install a C.E.I. pole <br />light to illuminate the canopy sign. He also believed that the canopy really <br />looks tmfinished when it is not carried around the building and preferred not to <br />do this. If they could get a variance to have two standard Blimpie wall signs, <br />either recessed signs or lighted individual letters, they would eliminate the <br />canopy entirely. After some discussion, it was decided to eliminate the canopy <br />and to cover the remaining brick with the same cedar siding that is on the <br />building now and stain it a slate gray.
