Mr. <br />Manfrass presented a picture showing that the shrubs on the City property were so <br />overgrown that the siding would not show. Building Commissioner Conway stated <br />that the City would trim the shrubs, and explained that at one time there was <br />some confusion over who owned that portion of the property. He further stated <br />that the two signs would ha.ve to be addressed by the Board of Zoning Appeals, and <br />if Planning Commission approves this concept the approval could be based on a <br />variance being granted. It was clarified that the recommendations of the A.R.B. <br />and the Planning Commission would be sent on to the Board of Zoning Appeals, <br />however, the developer would have to explain the need for the additional sign <br />based on the location as he did at this meeting. Mr. Manfrass advised that the <br />cedar siding would be a light slate gray, probably trimmed in a darker shade of <br />gray; background of the sign will be opaque green (#356); letters will be bright <br />yellow (#115 ), the border around the name "Blimpie" will be a deep red (#185 ); <br />and words "Subs & Salads" are white. Revised plans will be presented to the <br />Planning Commission. No motion could be made, but Mr. Gallagher stated that he <br />recommended approval of the Blimpie proposal with the cedar siding wrapped around <br />the entire building instead of the canopy; and the illuminated signs with the <br />color scheme as explained at tonight's meeting. Mr. Manfrass stated that there <br />were three pole lights on the property now with fluorescent fixtures, they plan <br />to use the.two on the outside which are directed toward the bui.lding and will <br />replace the fluorescent lights with soditun lights. Mr. Gallagher suggested that <br />they might consider using a metal halide light instead of the yellow sodiLUn <br />because of the reflection on the gray building, but either type would be <br />acceptable. <br />VI.
