for lighting the tennis court. In reference to the bill board sign, they will <br />do nothing that does not conform to code, but if it is allowed a sign might be <br />installed on the rear of a garage. Mr. Conway advised that the height of the <br />chimneys do conform to code. He also clarified that the Conmnission was <br />extremely concerned about the screening of the tennis court. Mr. Marshall <br />stated they were thinking of eliminating the tennis court and in that case, <br />Mr. Furman would like to leave the area natural since it is beautiful as is. <br />It was decided to check the original plans which showed more detail. While <br />they were waiting, Mr. Sohn again advised them what specific information was <br />needed (specific colors, manufacturers, and niunber) for the review and that he <br />would also like to see what type of pavers were L-o be used for the traffic <br />circles. It was further decided that the developers would meet with Mr. Sohn <br />at 6:30 p.m. prior to the Plann;ng Commission meeting and landscaping plans <br />will be presented to Mr. Zergott separately. The developers reviewed the <br />previously approved plans to get a better idea of what was required. Mr. <br />Zergott gave them suggestions for landscaping as to which type of plant <br />material would do best on certain elevations. Again, Mr. Furman questioned if <br />the eliminated the tennis court, perhaps they could eliminate the berm since <br />the pool could be set in the treeso They have not met with the forester as <br />yet, but he was sent the original site plan, not the revised plan. Mr. Zergott <br />explained that the forester had stated that the plans were too broad for him <br />to comment, and because the location of the recreational area was changed, the <br />forester could not use the previous plan which gave more specific information. <br />A copy of the forester's report on the previous proposal would be given to the <br />developers. A fence on the southern property had been mentioned by a resident, <br />but had not been required by the Plann;ng Commission. The developers advised <br />that they did prefer to use wood burning fireplaces, but the Commission had <br />concerns about storing wood. They ma.intain that most of their residents keep <br />the wood on their decks and it had never been a problem; but if it become a <br />problem it would be a problem to the residents of the complex, not the <br />adjacent neighbors. B. Zergott moved that at this point the Board cannot <br />accept the plan as proposed until more specifics are provided, but we will be <br />meeti.ng with the developers on Tuesday before the Plann;ng Commission meeting <br />to go over some of these points so that theix plan can be submitted to <br />Planning Commission at their meeting. The concept plan and materials are <br />approved, however more specific information is needed: manufacturers names, <br />specific colors, additional elevations of the clubhouse and the compactor <br />screening, the sign, and also the berm and landscaping of the berm in the <br />recreation area, seconded by Y. Sohn, and imanimously approved. Mr. Zergott <br />agreed to meet with the developers at 6:30 also. <br />2) Predota Flooring, 29369 Lorain Road.. (Heard at this point) <br />Proposal to construct a storage building. <br />Referred by Planning Commission June 11, 1991e <br />There was still no representative present; however, the Board agreed to review <br />the proposal. There was a color rendering in the file. Mr. Conway explained <br />that the retail area of the building had been presented previously, there are <br />living quarters in the rear of the building as well as a residential garage on <br />the .property. This building, which is basically a garage, will mainly be used <br />to store and cut materialsa Mr. Zergott stated that this was really spreading <br />the buildings over the property. Mr. Conway believed that Mr.Predota was <br />maintaining separation to avoid installing a fire wall. The members would <br />prefer that he remove the existing garage and construct one building.
