presented a colored rendering of a typical building explaining that the <br />materials have been changed from those originally planned; buildings will be <br />a light brown brick instead of stucco with off white horizontal siding. <br />They presented samples but did not have the manufacturers name or exact color <br />number which will be submitted later. Mr. Furman explained that there had been <br />some changes in that there are dormers over garage from the second floor <br />units, and there are town house units in the center. He will submit new floor <br />plans to the Building Department for their review. He presented a revised site <br />plan showing a detention pond (eliminating one tennis court) instead of the <br />detention on the rear property line, one tennis court remains and will be <br />screened with a fence, berm, and landscaping; and a sidewalk to Butternut <br />Ridge Road has been added. Mr. Sohn would like to see a specific plan for the <br />fencing, berm, and landscaping. Mr. Furman explained that the process here is <br />different that what they normally have to present and all the specifics have <br />not been determined, only the concept. Mr. Zergott pointed out that landscaped <br />plan showed azaleas, rhododendrons, and magnolias, but in this locality there <br />a certain locations on the property where these cannot be planted, and that <br />camellias and the tree form of holly are not practical at all. He suggested <br />that they look into juniper, pine, taxus., with some rhododendrons and some <br />holly. Mr. Ma.rshall explained that they had complexes in Cincinnati and <br />Colimibus so they are somewhat familiar with the area, but he agreed that these <br />suggestions would be for their benefit. Mr. Zergott and Mr. Sohn explained the <br />review process in North Olmsted and advised that more specific details are <br />needed at this point, but there was no problem with the concept. In reference <br />to screening the recreational area, Mr. Furman pointed out that there were <br />many trees.,:;.on the site, which he would prefer to leave as a buffer. They have <br />not addressed the hours of the recreational facilities as yet. Building <br />Commissioner Conway pointed out that there axe ordinances limiting.the decibel <br />levels at night. Mr. Zergott explained that he needed a landscape plan for the <br />comnon areas, entrance ways, and a typical planting plan for the buildings. <br />They do not show the details of the wall around the compactor. In response to <br />Mr. Conway's questions that normally there were no problems with the residents <br />storing their trash on porches; etc. tmtil they take it to the compactor. He <br />presented a sketch of the clubhouse which will be primarily brick with the <br />same materials as the buildings. The brick wall shown in front is to obscure a <br />handicapped ramp. The white alumini.un windows will be trimned with off-white <br />wood trim. Mr. Sohn stated that the Planning Commission would need an accurate <br />rendering of the clubhouse, not just a sketch. Mr. Conway advised that a fence <br />would be required around the lake. Mr. Furman stated that was one more reason <br />to eliminate the lake, a fence would take away from the appearance. Mr. <br />Berryhill, representing Developers Diversified and speaking from the audience, <br />stated that the previous developer had planned to put in a berm with a three <br />foot fence. Mr. Conway clarified that this had never actually been presented, <br />but it had been discussed. It had been decided that, if their proposal had not <br />conformed to code, it would have been presented to the Board of Building Code <br />Appeals for approval. Mr. Furman stated that that they will conform to code. <br />He presented a cut of the street lights, which will be down lighting on 20 <br />foot bronze poles with single, side mounted fixtures and high pressure sodiun <br />lights. Mr. Sohn preferred that they,use the white-soditun, not the yellow. Mr. <br />Furman stated that they wanted enough light for their residents to be <br />comfortable in the parking lot, but they did not want the lights to disturb <br />the people inside. There will be no spot lights on the building, but there <br />will be an outside wall mounted light on the exterior of each im.it and lights <br />in the breezeway; the ground sign wi.ll be illuminated with a flood light. Mr. <br />Sohn would like to see the lettering and colors of the sign. There is no plan <br />3
