Mr. Case explained that the paving would be upgraded, but <br />they intended to leave the small gravel area as is. Mr. Conway advised that <br />this would be subject to a variance. Mr. Kaczmarcek stated that they are <br />showing some 6 foot tall pines in the landscaping, but he would really prefer <br />something more sculpted in order to be more compatable with the building. <br />Mr. Zergott stated that there would not be enough space for that kind of pine. <br />The landscape buffer is 7 feet, but cuts back to 5. Mr. Conway advised that 7 <br />foot is required. Mr. Sohn suggested curving the landscaping beds slightly to <br />soften the angles of the building. Mr. Zergott stated that he cannot accept <br />the landscapi.ng as presented, but if they submit a more complete plan before <br />the Plaming Commission meeting he will review it for them. The size of the 28 <br />square foot ground sign conforms to code, but Mr. Conway advised that it was <br />not 7 feet back from the right-of-way and he believed that the location shown <br />would interfere with visibility. They agreed to relocate the sign, either <br />further back or on the other side of the lot. The dumpster will be enclosed <br />with the same type fence, and they agreed to paint it white. Mr. Sohn pointed <br />out the space frame was on a diagonal, not parallel to the bu.ilding, and was a <br />relatively new concept. He stated that he had no problem with this design, but <br />there is nothing like it in North Olmsted. Mr. Zergott stated this would be <br />very bright and should be softened with landscaping. The will have some <br />lighting tmder the canopy and there will be one 500 watt high intensity <br />security light (not sodium) in back and will only light the reax area. The <br />wall sign will be illumi.nated and there will be some lighting in the windows <br />and behind the glass block. There will probably be a red plexiglass strip <br />lighted with neon installed across the top of the canopy. B. Furman, architect, and Mr. Marshall, owner, presented revised plans, <br />explaining that they have attempted to improve on the original concept of the <br />previously approved typical apartment. They are including 50 by 60 foot. court <br />yards in front of the buildings, half of the required parking spaces will be <br />in attached garages and there will be covered area which will lead to the <br />interior breezeways. The majority of the tmits will be facing a green area. <br />The roads, buffers, and entrances are similar to the previously approved <br />plans, but there are a few smaller buildings at the interior of the site.
