The parking <br />lot lighting will not be changed, but ane pole light will be ad.ded. Both the <br />pole sign on Lorain Road and the ground sign on Brookpark Road will be <br />illuninated. These signs will carry out the grid design of the buildings. Mr. <br />Gallagher pointed out that if the new zoning codes pass as proposed, pole <br />signs would be eliminated and all non- conforming signs would ha,ve to conform <br />within 8 years after the adoption of the code. Mr. Stark questioned if this <br />was constitutional and was advised that similar ordinances had stood up in <br />court in other areas. Mr. Conway advised that until the new ordinances passed <br />this must be approved tmder today's code; but variances will be required Under <br />the existing code. Mr. Stark prefers to continue under the present codes. Mr. <br />Conway pointed out that they are only allowed to have 250 of the face of the <br />sign in gingerbread, and he would like an opinion from the Board as to the <br />elesign. Mr. Sohn stated that he can accept the design concept of the sign. <br />Regarding the landscaping, Mr. Zergott suggested. that they replace all the <br />? cherry trees with Bradford or Cleveland select pear trees; the viburnum <br />burning bush should just be burning bush; philodendrons should read <br />rododendrons, but a sweet bay magnolia would be preferable and would add <br />height; that the cotoneaster along the walk should be changed to blue rug <br />juniper. The white pine in the Brookpark right of way should be changed to <br />Austrian pine. The dtunpster along Lorain Road will be screened with a masonry <br />wall and Norway spruce. It was decided to rotate the dtunpster at an angle to <br />facilitate trucks being able to get to it (noted on plans), since Mr. <br />Gallagher believed that this would be a safer location. It was clarified that <br />the dumpster enclosure would have a gate. B. Zergott moved to accept the plans <br />for Brooklor with the changes suggested: the location of the piers, the <br />landscaping, location of the dumpster, and to approve the concept of the sign, <br />seconded by Y. Sohn, and Lmanimously approved. Changes were noted an the plan <br />in red. <br />2) Smythe Cramer Real Estate, 28253 Lorain Road. <br />Exterior renovation to building. <br />Referred by Planning Commission April 9, 1991. <br />Mr. Brink, representing Smythe Cramer, explained that they are proposing <br />scheme B on the plan. The off-white coliunns will be enlarged and rounded <br />and an anodized alumirnnn mansard (Hansaro Standing Metal Seam System) in a <br />medium bronze color will be installed over the middle portion of the building. <br />The existing railings will be removed. Mr. Sohn suggested continuing with a <br />lower metal facia (about ha.lf way up the mansard)'along the areas on either <br />side of the mansard and returning along the sides about 4 or 5 feet to give <br />more continuity. It was clarified that this facia could be flat against the <br />building. Mr. Brink was not sure the owners would agree. As far as landbanking <br />is concerned, Mr. Bri.nk stated that the site plan reviewed by the Planning <br />Commission did not show the addition, so there was not as much parking as they <br />thought. The owners are not willing to landbank spaces since the two end Units <br />are vacant. After those units are leased, they would be willing to consider <br />it. Mr. Zergott suggested cutting out 2 islands (two spaces about 40 feet <br />deep) and planting them with honey locust or something similar in front of the <br />building in a line with the end columns., The 3 foot planting bed in the front <br />has standing water and it is very hard to grow anything in it. The parking lot <br />lights will not be changed. B. Sohn moved to approve the proposal and <br />strongly recommends to the Planning Commission that the mansard concept be <br />2
