CITY OF NORTH OLMSTED <br />ARCHITECTURAL BOARD OF REVIEW <br />MINUTES - MAY 22, 1991 <br />I. ROLL CALL: <br />Chairwoman Case called the meeting to order at 7:35 p.m. <br />Present: M. Case, T. Gallagher, and B. Zergott. Mr. Sohn arrived a?,J:40 p.m. <br />Also Present: Building Commissioner Conway and Clerk of Commissions Oring. <br />II • REVIEnT ANID CORRECTION OF MINUTES : <br />B. Zergott moved to approve the minutes of April 17, 1991 as presented, <br />seconded by T. Gallagher, and unanimously approved. <br />III. SIGNS: <br />Heard with building plans. <br />IV. OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1) Hot 'n Now Hamburgers, property located between 28401 and 28429 Lorain Road. <br />Proposal to construct drive through restaurant. <br />Referred by Planning Commission May 14, 1991. <br />Mr. Beck and Mr. Vannelli, representing the owners, explained that the 10 <br />restaurants that are being constructed on the west side of the Cleveland area <br />will be the last of the privately owned franchises since the company has been <br />purchased by Pepsi Cola. This is a drive through restaurant only, there is no <br />seating. He explained that customers will place their orders at the menu board <br />and will go to one of the two pick up windows. He stated that at the Planning <br />Conunission meeting several neighbors were concerned about lights, etc. They <br />are now planning a 4 foot high mound wi.th 2 foot burning bushes on top, the <br />rear area will remain natural; and the 6 foot high board on board fence that <br />is shown around the dumpster will be continued along the east property line to <br />the next planti.ng-bed. They presented pictures of another installation and Mr. <br />Gallagher pointed out that the pole lights appeared to be quite high and <br />advised that these lights would have. to be shielded so that no lights wi11 <br />shine onto adjacent property. The developers stated that there would be no <br />problen in shielding them. The board on board fence will be a natural treated <br />wood. They presented samples of the materials explaining that they have <br />changed the bright orange roof to a terra-cotta (M.S. Indu.strial Product <br />Colors) as requested by the Planning Commission and the walls will be Dryvit <br />108, Manor White (Quarzputz) which is an off white. Mr. Vannelli explained <br />that Planning Commission preferred a ground sign instead of the pole sign <br />shown. Mr. Gonway explained that under the new codes all pole signs are to be <br />phased out over the next 8 years, but he does have a concern about the <br />location of the sign since it must conform to code and also the location must <br />allow visibility for drivers pulling oute After some discussion it was agreed <br />that the ground sign could be placed in the easternmost lands.cape becl where.it <br />could conform. Mr. Conway requested that they present those. plans to the <br />Planning Commission. He also pointed out that the _sign would,remairiwith tlie <br />original orange color since that is their logo, even though'the other orange <br />areas have been changed to the terra-cotta.
