lights be maintained by the property owners. Mr. Gallagher suggested that all of
these lights could be on the same transformer and photocell, and be maintained by
the association in the event that the owners are gone for extended periods. Mr.
Bower explained that the total number of units allowed on their acreage would be
4.18 and this proposal has 3.8 units so they are at half of the density. They
presented a complete landscaping plan designating the existing trees, new trees,
areas that are so heavily wooded that the trees could not be specified, and in a
few cases, the trees that have to be removed. The large tree in the rotary, is a
Dutch elm, and a tree company has been hired to apply a riutrient which will
prevent the Dutch elm disease. They will be protecting all trees during
construction with a special plastic fencing. Mre Gallagher stated that he has not
had good luck with that fencing and suggested that they could use a snow fence
which would be less expensive, is far more protective, and could be reused. In
reference to the landscape plan, Mr. Zergott explained that this board would
basically review the outer areas of the development since the interior would be
private property. He was givPn a complete landscape plan which he will review and
comment on at the next hearing. The signage is set into the masonry walls, the
guard houses axe not manned, but merely define the entrances to each areaa If
they get approval they would like to to start the sewer work this winter, pave
the streets in the spring, and start to build both the Vista and Golf. homes
concurrently, but they might phase some of the construction of each. Mr. Sohn
stated that this was a beautiful community, but he is still concerned that the
colors are too monotonous and requested that at the final presentation they
present pictures of other communities where this has been done. Mrs. Case liked
the color scheme.
VI. ADJOURNMENT :
The meeting was adjourned at 6:35 p.m.
M.
?
Connnissions
3
