CITY OF NORTH OLMSTED <br />ARCHITECT[JRAL BOARD OF REVIEW <br />SPECIAL MEETING <br />MINUTES-NOVEMBER 6, 1991 <br />CONFERENCE ROOM - 5:30 P. M. <br />Prior to the meeting Mr. Conway introduced the representative of the Italian <br />Oven Restaurant who explained the proposal for a minor change. which consists <br />of repainting in a black and white color scheme which is their national image. <br />There will also be a small addition on the rear. The members had no problems <br />with it with the proposal. B. Zergott moved to accept the renovation of the <br />building for the Italian Oven and the small addition to be built on the rear, <br />seconded M. Case. Roll call on motion: Zergott, Case, and Sohn, yes. Mr. <br />Gallagher, no. (Mr. Gallagher was not present during the discussion). <br />I. ROLL CALL: <br />Chairwoman Case called the meeting to order at 5:30 p.m. <br />Present : M. Case, T m Gallagher, Y. Sohn, and T:-Ga11agI?er . <br />Also Present: Building Commissioner Conway and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />B. Zergott moved to approve the minutes of September 18, 1991 as presented, <br />seconded by M. Case, and unanimously approved. <br />The minutes of October 16, 1991 will be reviewed at the regular meeting. <br />III. SIGNS: <br />Heard with building plans. <br />IV. OLD BUSINESS: <br />View Point at North Olmsted Golf Course, located west off Canterbury Road <br />south of Butternut Ridge Road and I-480. <br />Proposal to construct cluster homes. <br />Referred from Planning Comaiission meeting of October 8, 1991. <br />Heard by Architectural Board of Review an October 16, 1991. <br />Referred again by Planning Commission meeting of October 22, 1991. <br />Mr. Bower, developer, presented a letter (included in file) from Mr. Kephart, <br />the architect, responding to the member's concerns about the colors in the <br />development. He had provided photographs of similar developments in different <br />areas of the country, six of which use the green roof as a unifying element, <br />most of them also had white siding. Mr. Bower presented the photographs and <br />explained that most of these are award winning developments. The balance of <br />the photographs (seven through ten) are of developments that use like <br />materials and/or colors to unify communities. Mr. Bower explained that if <br />various colors were used as is common in single family developments on larger <br />lots; it could create a hodgepodge effect when used in a cluster home <br />community. Mr. Bower then presented a lighting plan, as requested, showing <br />pole mounted lamps on a 10 foot black metal pole (a cut of this fixture is <br />shown on original plan) which will be placed in strategic locations through <br />out the development. In the Golf Home area wall mounted fixtures on a <br />photoelectric cell will be placed on the front of each one of the homes. The <br />association will probably maintain the bulbs. The same type pole light wi11 be <br />located in the front and in between each two Vista homes, in the ga.rage area <br />(garages for every two buildings face one another) there will be two lights on <br />each ga.rage.
