Mr. Gideon would like <br />them to leave the large maple tree next to the corner of his property. After <br />some discussion, Mr. Zergott suggested that the tulip trees be replaced with a <br />maple, perhaps a red sunset, which will be more dense. Mr. Bower agreed. Mr. <br />Zergott again suggested that some of the existing trees be relocated to that <br />area. Mr. Conway questioned if there were going to be any restriction as to <br />individual owners changing the exterior colors. Mro Bower stated that the home <br />owners association would have to approve any change. He then presented a <br />revised elevation of the buildings which have been enlarged and with exterior <br />stairways as required by the Planning Commission. Mr. Bower stated that he has <br />had comments that this would give uninvited guests access to these units. Mr. <br />Conway advised that this board could not change this, but he could approach <br />the Council who gives the final approval. Mr. Gideon asked Mr. Bower if he had <br />given more thought to putting up some tasteful signage advising the golfers to <br />keep out of the residential area. Mr. Bower also clarified that there will be <br />no dumpsters on the property each home owner will be retain his own trash on <br />his property until it is picked up. It was further clarified that the light <br />posts could be either white or green to match the buildings, that the lights <br />would be white, but Mr. Bower could decide on the location, type or nUmber of <br />light fixtures in the garage area as long as the lights are not offensive to <br />adjacent home owners. Mr. Bower further clarified that there will be no <br />clubhouse, swimming pool, or tennis courts. Mrso Case questioned where these <br />residents could meet if they had a problem. Mr. Bower stated that they could <br />probably meet in the golf club house, where they held meetings with the <br />adjacent residents prior to presenting this. Mra Gideon questioned the height <br />of the mound, and Mr. Zergott verified that it would be from 6 to 8 feet, but <br />it would have to taper down for drainage and this would have to be approved by <br />the Engineering Department. B. Zergott moved to approve the View Point <br />proposal as submitted including the colors with the conditions that the light <br />posts could be either white or green, that the number, location, and type of <br />fixtures (pole or wall mounted) in the garage area would be left up to the <br />developer as long as the light was white, (metal halide, or white high <br />pressure sodium), and the light was unobtrusive to the residents; that <br />consideration be given to Mr. Gideon and the property owners on Sandpiper <br />directly behind the sixth hole as noted on the plan and with the suggestion <br />that any of the existing large trees be planted there if possible, and that <br />the landscape buffer where there is presently a gap be filled in to shield the <br />one street light on the cul-de- sac, seconded by M.
