Mr.Welke explained that there had <br />been no problen with the normal lots, but now they are down to the last few <br />lots whi.ch are odd shaped, etc. on which they want to construct homes that are <br />compatible with others in the neighborhood; this is a corner lot and because <br />of the topography this was the best way to place the house. Mr. Grace stated <br />that the developers were told to not to build houses that were too big for the <br />lots. T. Restifo moved to grant Hennie Homes, Inc., 29293 Quail Run, sublot <br />40, the request for a 5 foot rear yard variance to construct a new dwelling, <br />seconded by E. Gallagher. Roll call on motion: Restifo, Gallagher, and <br />Maloney, yes. Grace and Gomersall, no. Motion carried. Variance granted. <br />6) Crossroads Dealership, 27500 Lorain Road. <br />Request for variance (1123.12). Request 22 square foot variance for one side <br />of pole sign and variance for second pole sign on one lot. Violations of Or-d:,-- <br />87-93, Sections 1163.06(f)-4 and 1163(b)-4. <br />Chairman Gomersall called all interested parties before the Board. The oath <br />was administered to Mr. Kalina, sign contractor, Mr. Adams, and Mr. LLUn, the <br />owner, and neighbors, Ms. Fetcenko and Mr. Meadows. Mr. Ka.lina advised that <br />Mr. Lun purchased the Chrysler franchise and has two others, Oldsmobile and <br />Jeep. He presented pictures of the area taken from a11 lanes of traffic on <br />Lorain Road which pointed out that the Jeep/Eagle sign was not seen early <br />enough for drivers.to turn into the dealership. He has been told that the <br />dealership was built on two parcels of land (one pole sign would be allowed <br />for each garcel), and does not believe they were ever combined. Mr. Lum <br />explained that he bought the dealership two years ago and has not been making <br />a profit, and bought the Chrysler franchise in the hope that the customer base <br />would make this a viable dealership. They have had complaints that customers <br />coming in for service had passed the drive and had to turn around and come <br />back. They have no identification for the Chrysler products whatsoever. The <br />neighbors had no problem with this request. It was clarified that that the <br />ground sign will be removed. Mr. Gomersall stated that he is normally against <br />additionaT pole signs, but here there are extenuating circumstances. Chief <br />Building Inspector Sanker pointed out that a ground sign had to be 7 feet back <br />which was the reason it was not visible. E. Gallagher moved to grant the <br />request for a 22 square foot variance for one side of pole sign and variance <br />for second pole sign on one lot for Crossroads Dealership, 27500 Lorain Road, <br />seconded by B. Grace, and unanimously approved. Variance granted. <br />3) William L. Frigic, 29940 Lorain Road. <br />Request for variance (1123.12). Request 850 square foot variance (this <br />includes a 400 square foot open patio). Violation of Ord. 87-93, Section <br />1135.02-(c)l. Variance which was denied at meeting of November 8, 1990 did <br />not include open patio. <br />Representative was still not present. R. Gomersall moved to continue the <br />request of William Frigic, 29940 Lorain Road until the April meeting, seconded <br />by B. Grace, and imanimously approved. The clerk will nctify Mr. Frigic. <br />3 <br />The meeting was adjourned at 8:20 p.m.
