'I "
?,.._ .
CITY OF NORTH OLMSTED
ARCHITECTURAL REVIEW BOARD
MINUTES--MARCH 18, 1992
I. ROLL CALL:
Chairman Zergott called the meeting to order at 5:34 p.m.
Present: T. Gallagher, Y. Sohn, and B. Zergott
Also Present: Building Commissioner Conway and Substitute Clerk of Commissions
Wingenfeld.
II. REVIEW AND CORRECTION OF MINUTES
T. Gallagher moved to approve the minutes of January. 22, 1992, seconded by Y.
Sohn. Roll call on motion: Gallagher.and Sohn, yes. Mr. Zergott abstained (not at
meeting).
III. SIGNS:
Heard with building plans.
IV. OLD BUSINESS:
No items.
V. NEW BUSINESS:
1) Rini's Supermarket #11, 23100 Lorain Road.
Proposal to construct an addition to the front of the storea
Referred by Planning Commission March 10, 1992.
Mr. G. Draeger, architect, presented photographs of the existing buildings and a
list of the materials to be used. He explained pla:ns to construct a new entrance
and an 8 foot wide addition across the front of the building. This addition will
enlarge the produce department, and add a pharmacy and office area. The existing
metal fascia will be changed to a Classic Green metal standing seam fascia, the
addition will have a glass front, dark bronze alvmi.num framing, and skylights
over the two entrance vestibules, there will be no skylights over the office
area. New dividing piers will be a dryvit like material and east and west walls
are Dartex Beaver Blend brick (to match the existing). The glass on the front
will be thermopane and the entrances will be either 1/4" tempered or laminated
glass (probably on both the inside and outside). Piers will have a 1 foot
concrete base, 8 inches larger than the piers so that carts will hit the concrete
instead of the dryvita The members would prefer a brick base (the same height as
the concrete) which would tie in better with the other brick and also a brick
bulkhead i.nstead of concrete as shown on the plans. Regarding the complaints of
the neighbors, Mr. Draeger will be meeting with them and will also introduce them
to Ms. Tina Malkovic who handles any residents complaints. Rini's did do repairs
during a previous hearing. The fence will be repaired and he will walk the
property with the residents. In reference to the landscaping,. Mr. Draeger
explained there was little room for additional landscaping without using the
existing parking spaces. The area in the front and around the bank is landscaped.
Mr. Draeger presented samples of the bronze anodized altminum, the green metal
roofing material. He will submit a sample of the beige dryvit-like material
later. There will be a handicapped ramp installed. Y. Sohn moved to approve the
proposal to construct an addition to the front of the Rini's Store #11 at 23100
Lorain Road with the condition that the bulkhead be the same brick that will
match the existing, seconded by T. Gallagher, and unanimously approved.
