?
will be installed around the building, they would prefer a 15 foot bu.ffer at the
street and a 20 foot planting area at the buildin,g which would give more room for
the trees. Mr. Zergott suggested that they use honey locusts instead of service
berry to match the plantings on the Lexus property next door, and also suggested
that more evergreen material be added around the building. A grass area is
planned on the other side adjacent to the building that Mr. Gallagher owns. He
stated that he cleared out the shrubs behind his building to keep people from
congregating back there. Mr..Zergott suggested that some evergreen material could
be added to the planter around the building. Mr. Sohn stated that the fascia must
match even if they have to repaint it entirely. He is also concerned about the
brick matching. Mr. Stoyanov responded that the original brick is no longer made,
but this is a good match and the two bricks only meet at two foot section at one
corner. The rest of it will be covered by the landscaping. There are 3 roof top
units on the building now zahich cannot be seen from the road, Mr. Sohn stated
that this Lmit must be kept at the corner so it cannot be seen from Lorain Road.
Mr. Stoyanov explained that on the rear property line, adjacent to the
residential property, they will install a 4 foot mound with 6 white pines on the
existing grass buffer, but these will be placed so as not to damage the existing
trees. They are going to discuss this with the resident before it is planted.
Regarding the lights, they did have a complaint about 1 pole light which will be
relocated. The other will be wall mounted fixtures in a cut off style. Mr. Conway
explained that there have been complaints about the public address system at the
Lexus Dealership since the speakers are on poles and they are broadcasting into
the neighbors' yards. Mr. Stoyanov explained these speakers will be wall mounted.
The relocated pole light which is about 25 feet high should be placed at the back
of the lot facing forward. Mr. Conway suggested changing the fixture to the new
type which will control the light source. Mr. Gallagher stated that they must
contain the light on their own property and there is some glare .from lights
washing the building. There are some high trees which should shield this light.
Mr. Zergott stated that, if residents start to complain about light when these
trees -begin to loose their lower branches, he wants it on record that this will
be addressed, possibly with a row of younger pines. Mr. Gallagher suggested that
a round, metal halide directional fixture in the back would be more efficient and
could be totally controlled. Mr. Mathews will look into this, and suggested he
might get it from the Illuminating Company. Mr. Conway stated that, if they are
getting the light from the Illuminating Company, he would like them to present
information on the type of fixture to be used to the Plann;ng Commission since
he has had complaints about their lighting. B. Zergott moved to accept Nissan as
presented with the changes being that if the new mansard material does not match
the existing, the entire length must be painted so that it blends well; The new
landscaping plan presented this evening be accepted with the change that the
front landscape buffer at the tree lawn be 15 to match the Lexus; that no
lighting will exceed the boundaries, and if a pole light is needed it will face
Nissan rather than the neighbors, and some plants will be added to the grass area
adjacent to the building next door, seconded by Y. Sohn. Roll call on motion:
Zergott and Sohn, yes. Mr. Gallagher abstained.
VI.
