CITY OF NORTH OLMSTED <br />ARCHITECTURAL REVIEW BOARD <br />MINUTES - APRIL 22, 1992 <br />CONFERENCE ROOM - 5:30 P.M. <br />I. ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:35 p.m. <br />Present: T. Gallagher, Y. Sohn, and B. Zergott <br />Also present: Building Commissioner Conway and Clerk of Commissions Oring, <br />and Substitute Clerk of Commissions Wingenfeld. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />B. Zergott moved to approve the minutes of April 22, 1992 as presented, <br />seconded by T. Gallagher, and unanimously approved. <br />III. SIGNS: <br />1) Gdoodscape Condoininium Development Sign, 22954-72 Maple Ridge (corner W. 231 St.) <br />Proposal to illtmiinate existing sign.. <br />Mr. Zell, contractor, presented pictures of the sign and explained that this <br />corner is quite dark and visitors to the condominitnn cannot see the sign at <br />night. He also presented a picture of the sign after he had lighted it <br />temporarily. He advised that only one neighbor would be affected by this light <br />and since this light would give him more security, he has given the condominium <br />Board his permission to light it. Mr. Zell explained that the 70 watt light <br />would be metal halide and would-be shielded. Mr. Ga.llagher did not believe that <br />this would be a problem. DZr. Zergott would prefer a lower light mounted directly <br />on the sign. This is the.lowest wattage available in the metal halide, to get a <br />lower light they would have to use a high pressure sodilun which would have a <br />yellow cast. Mr. Gallagher suggested mounting the light an a pole and shining it <br />directly down. Building Commissioner Conway pointed out that the fixture would <br />then 1e visible. Mr. Zell stated that the picture showed a temporary mounting, <br />when he mounts the 12ght permanently, it will be directed toward the letters of <br />the sign, and there would be very little glare. This type installation was <br />recommended by a lighting consultant. T. Gallagher moved to accept the lighting <br />proposal for the Woodseape Condominium Development sign with the condition that <br />the light be concentrated the letter part of the sigri, seconded by Y. Sohn. Ro11 <br />call on motion: Gallagher and Sohn, yes. Mr. Zergott, no. Mr. Gallagher <br />suggested that Mr. Zell attempt to find a white frosted lens which would diffuse <br />the light somewhat. <br />IV. OLD BUSINESS: <br />Heard at end of ineeting. <br />V. NEW BUSINESS: <br />1) Velvet Touch.Auto Wash, 27100 Lorain Road. <br />Proposal to remodel existing abandoned car wash building and property. <br />Referred by Planning Commission April 14, 1992 <br />Mr. Ulissee, designer, presented detailed landscape plan with the actual <br />dimensions. The landscape buffer inside sidewalk is only 8 feet, not 20 as <br />required and a variance will be needed. Mr. Gallagher suggested that the Dover <br />Center exit be eliminated so that more cars could be stacked on the property. <br />1
