NEW BUSINESS: <br />1) Dr. Jung Holistic Medical Offices, 25566 <br />Proposal to construct office building <br />building will be demolished). <br />Referred by Planning Commission July 28, <br />Heard by the Board of Zoning Appeals on <br />Lorain Road. <br />to rear of existing buildingz (existing _ <br />1992. <br />August 5, 1992. <br />Mr. Porter, architect, advised that the Board of Zoning Appeals was aware that <br />the variance an the west was extended down the west property ]ine to include the <br />parking lot thus elim;nating the variance adjacent to residentially zoned <br />property on the east and submitted a new site plan showing these revisions. He <br />presented pictures of his own builcling in Westlake and explained that Dr. Jung's <br />building would be a sister building to his. Dr. Jung's building will have two <br />levels, one can be entered at grade from the south and the lower level can be <br />entered at grade from the rear since the property slopes down. He presented <br />pictures of the adjacent properties and Dr. Jung's present building. He <br />clarified that this building will be for offices, no retail is planned. He <br />explained that the building will be Svec split face block, (off white, LB2) with <br />a matching r.iortar, not Dri-vit as stated an the plans; the trim will be a teal <br />or blue green and tinted to match the roof shingles (Johns Mansville), but he <br />did not have a exact color or rnunber for the shingles; the Pella wood windows <br />will have dark bronze alUminuin clad frames.. The teal band shown on Mr. Porter's <br />building will be eliminated. Parking lot lights will be white high pressure <br />sodiinn and will not spill over onto adjaeent properties. There will be no roof <br />top im.i_ts, anly ground mounted condensers which will Ue placed adjacent to the 6 <br />foot fence where they will be concealed, some of the air conditioner tinits may;: <br />be in the peak of the roof and skylights may also be installed if the tenants so <br />desire. The trash enclosure will be concrete with a row of block across the top <br />and a cyclone fence gate. Mr. Gallagher recorunended that mta1 strips should be <br />installed in the gate. The signs will be hand carved redwood, the pylon sign <br />will probably be lighted with 150 watt bulbs set in the landscape area. Mr. <br />Zergott advised that he would not aecept the landscape plan as presented and <br />suggested landseaping similar to what is on Mr.. Porter's property. He would <br />require more than just grass on the 20 foot buffer and suggested that they <br />install.trees and plantings starting about 8 to 10 feet back with munds so that <br />there would be no salt damage to the plant material, and further suggested a <br />privacy hedge or pines planted between the parking lot and Mrs. Thomson's <br />property (residence to the east which is zoned commercial). NIr. Porter agreed to <br />building up that area and shielding it with evergreens to shield her house from <br />the parking lot. Mr. Zergott advised that that if they present a complete <br />working landscaping plan indicating sizes, quantities, types of trees, etc. <br />which should include Austrian or red pine or blue spr-cxce.(which would compliment <br />the building) to the Buildirig Department, he would be willing to approve it <br />prior to the next Planning Commission meeting. The plans were noted to indicate <br />what changes were requirede. Mr. Zergott did not believe that the mound shown an <br />the plans at the rear of the property is necessary; however, if it is installed <br />it should be landscaped. B. Zergott moved to accept the Dr. Jung proposal with <br />the suggestions that were made, and with the condi:tion that'Mr. Porter must <br />submit a revised landscape plan before the next Plann;ng Comanission meeting, <br />seconded by Y.-Sohn, and unanimously approved. <br />2
