\
ti
Gallagher stated that if there is a dtunpster, it must be either screened with
fencing to blend wi.th the trees or be enclosed in a material to match the
building or hidden from view. T. Gallagher moved to recommend that the Plain
Dealer proposal be accepted subject to a landscape plan being submitted to this
Board at a later date preferably when the footer and foundations are in, that
the air conditioner is to be screened or covered to match the building if it can
be seen from the street or from adjacent properties, and that the chocolate
colored soldier course of brick over the automatic doors must be the same height
as the others over the windows, and that all the aluminum frames should be?mill
fini.shed, seconded by B. Zergott, and unanimously approved.
3) Szarka's Restaurant, 29691 Lorain Road
Proposal to construct an addition.
Heard by Planning Commission July 28, 1992.
Chairman Zergott advised that he had consulted on the landscape plan. Mr.
Ingrassia, contractor, presented pictures of the existing brick building and the
house in the rear that is used as an office building. He explained that the 20
by 30 foot addition will be covered with Texture T-111 vertical siding painted
cream (Roycroft Vellum #SW 2833), the wall of the covered walkway on the front
will also be T-111 and will be painted green (Roycroft Bottle Green #SW 2847)
(the front wall of the building will remain brick, but is mostly obscured by
this wall). Mr. Sohn preferred that this front wall also be cream but the
remainder of the trim and the doors could be green. The gas lines on the side
wall will be removed and the meters will be enclosed. The roof on the addition
will match the Timberline Cedarblend sYringles on the existing structure. One
window will be added and will match the existing windows and the shutters will
be black. A small area on the west elevation will also be re-sided with the
T-111. Since Planning Commission had asked the Board to look at the rear
building in order to tie the two buildings together, Mr. Ingrassia advised that
the owners have agreed to paint the horizontal lap siding that is on the house
now the same cream color. The members agreed and suggested that the trim should
also be painted green. If the stacks on the roof can be seen they must be
painted to match the roof. In order to install a 20 foot front landscape buffer
six parking spaces had to be removed and will be added to the back. The revised
landscape plan shows the plantings in the front buffer set back to avoid salt
damage. A vertical board on board trash enclosure will be added in the rear and
will be painted to match the building. Y. Sohn moved to accept the Szarka`s
Restaurant proposal with a few minor changes: that the front wall be painted the
same cream color as the addition (all the vertical siding should be painted
cream); the trim will remain green as planned; the house in the back should be
painted to match the cream of the building; and if the existing roof shingles
and the new shingles on the addition are not a good match, then the entire
structure must be re-roofed, seconded by T. Gallagher, and unanimously approved.
VI. ADJOURNMIIVT:
The meeting was adjourned at 7:30 p.m.
?b?
. Zergott, Chairman
B. Oring
4
