He also advised <br />that the light must not exceed the property lines and the bulbs should not be <br />visible to the houses in the back. In reference to the other Planning Commission <br />requests, Mr. Martin explained the roof of the storage building will now be 90 <br />pound black rolled roofing with a prefinished metal strip around the top, <br />instead of the fiberglass; the telephone box will be removed; the lot will be <br />striped with directional arrows; and the new ground sign will identify the <br />entrance to the parking lot. Mr. Martin presented a preliminary sketch of the 50 <br />square foot ground sign which will be located to the east of the entrance drive <br />and illiuni.nated. They were advised that a ground sign can only be 40 square <br />feet. The brick of the sign will match the brick on the building, and the <br />plastic laminated face will have a beige background with white letters and the <br />squares will be either red or green and the cap will be stone. Some interior <br />sound proofing has been done, however, Mr. Hamdon stated that even though there <br />is an improvement, they can still hear the base sounds late in the evenings. He <br />questioned if this Board determines the designation of the building. This would <br />be up to the Building Conrnnissioner. Mr. Zergott stated that they have added more <br />than adequate landscaping, but this landscaping will eliminate all the mature <br />trees on the lot. There was one tree that they thought would die, and there were <br />some plans to save others, but this is not possible with this plan. Mrs. Hamdon <br />objected since she had been told the mature trees shielding the view of the <br />parking lot would increase the resale capability of their house. Mr. Zergott has <br />viewed the property stated that most of the trees did have some decay, but he <br />will recommend that the forester take another look at this to see if any could <br />be saved. Mr. Martin clarified that the Architectural Board did recommend that <br />the area along the northwest corner could be used for parking within the 20 foot <br />buffer area to wi.thin 34 foot of the back property line. Regarding the bond, Mr. <br />Martin clarified that the proposal for the bond which was made by Mr. Burt, <br />stated that they would post the bond for the ability to park on the gravel that <br />is there, but this bond would be for the landscaping of the property, not for <br />all improvements. Mr. Zergott stated that this is not the purview of this board. <br />It was clarified that the Building Commissioner would address the internal sound <br />proofing with the interior construction. Mr. Schuler, a neighbor, was advised <br />that there would be a retention system to take care of the water to the south of <br />the mound, and the water that drains to the north would only be that which comes <br />off the mound. Mrs. Hamdon believed that the main drain an Lorain Road was.not <br />sufficient to hold all the water. The retention system was explained to her and <br />she was advised that the Engineering Department would have to approve it. & <br />Zergott moved to accept plan number 3 with the revisions that were discussed to <br />the parking9 shadow box lighting, landscaping and the addition of the 54 feet of <br />fence riunn;ng from northeast corner of the property, south along the east <br />property line and is to match the existing fence; that the buffer along the rear <br />be 34 feet using the landscaping that is shown; and that the sign be accepted as <br />presented as long as it meets code requirements, and it is to be located on the <br />south east side of the driveway; and that the roof on the storage enclosure be <br />changed to black standard roofing, seconded by T. Gallagher, and unanimously <br />approved.
