Mra Pozek, architect, explained that since Planning Commission had some concerns <br />about the appearance and color of the building, he is only asking for input from <br />the Board at this time, and he will present final plans at the next*meeting. He <br />presented pictures of former buildings and pointed out that, because of the <br />limited space, the proposed building wi11 not have pylons and drive under <br />canopies, only a 3 foot cantilever over each drive up window to protect the <br />customers. Rally's now has a new national prototype building which is white <br />stucco with a glass block center section and red tiles with two walk up windows <br />(order and pick up). Mr. Sohn believed that there is too much red. Mr. Pozek <br />clarified that there would still be a red band along the side and a stripe that <br />wraps the back cooler, and the cantilever will be red, but will not go around <br />the entire building. Mr. Sohn suggested that the top and bottom tiles should be <br />left red, and the middle two rows of tile be changed to white to match the <br />stucco. In reference to the landscaping, Mr. Zergott suggested that the euonymus <br />be replaced on the corner.because it is susceptible to salt and disease. He <br />would like the corner landscaping re-worked with two levels with some dwarf <br />trees with taxus and juniper which could be separated by some type of boulder <br />work between so that the ground covers do not grow together. The landscaping <br />separating the properties with dwarf trees was satisfactory. All roof top units <br />will be concealed behind the parapet. The dumpster enclosure will be a white <br />masonry material to match the building with a standing rib metal door also in <br />white. The members discussed the pedestrian access to the building, and Mr. <br />Pozek stated that they could put a walk through the grass tiered area. Mr. Sohn <br />agreed this could be incorporated into the landscaping. The light poles will be <br />no higher than the building (about 16 feet), and will ha.ve box fixtures. Ms. <br />Ferencik questioned if there was some kind of a tube lighting on the building. <br />Mr. Pozek was not sure since he did not have the new building plans as yet, but <br />he will take them out if there is. At the request of the architect, Mr. Zergott <br />moved to table the Rally's proposal until the next Architectural Review Board <br />meeting, seconded by Y. Sohn, and unanimously approved. Mr. Zergott clarified <br />for Mr. Pozek, that he would like to see the corner of Dover Center and Lorain <br />exceptionally well landscaped since this is a very prominent corner. <br />III. SIGNS: (Resumed at this point.) <br />2) Book Sale, Great Northern shopping Center, Suite 10A. <br />Proposal to install framed-in banner as a permanent sign. <br />There was still no representative present. The members discuss the proposal and <br />agreed that this was not a profession type sign, the letters are too bold, t6'o <br />big and not in proportion. It was suggested that the owners present more <br />information including a color rendering and a sample of the frame material. <br />VI.
