The proposal does not, nor did not formerly, conform to <br />the zoning code requirements for frontage and area. <br />Mr. Deichmann advised that three parcels will be combined into one but the area <br />still will not conform to code, but the combination will make the lot less <br />non-conforming. The frontage will be 102.33 feet wide. Mr. Gorris pointed out <br />that the rear parcel was restricted to parking only. R. Tallon moved to approve <br />the Georgialis Consolidation Plat, the proposal to combine permanent parcel <br />numbers 232-28-25, 232-28-51 and 232-28-52 into one parcel. The location is the <br />north side of Lorain Road east of Silverdale Road, seconded by T. Morgan, and <br />unanimously approved. Frederick A. Mauer Lot Split and Assembly Plato <br />The proposal is to combine and resubdivide permanent parcel nos. 237-8-2, <br />237-8-3, 237-8-6, 237-8-19 and 237-8-21 into two (2) sublots. Location is the <br />south side of Lorain Road between Clague Road and Brendan Lane (existing site of <br />North Olmsted Animal Hospital, Fairview Park Excavaiting Co., Etc.). Zoning is <br />Retail business, general, entirely. Neither proposed sublot conforms, nor did not <br />formerly, to the new zoning code requirements for frontage and area. <br />City Engineer Deichmann advised that this will combine 4 parcels and a.portion <br />of another. He pointed out that since a rear portion of sublot 2 is going to be <br />removed and it is non-confornLn,g now, it will be more non-conforming (Sublot.l <br />will be less non-conforming. Dr. Sikora, North Olmsted Animal Hospital, explained <br />that they own two parcels, one of which is vacant and the adjacent property owner <br />needs more parking. Assistant Law Director Dubelko stated that a variance would <br />be needed to make a lot more non-conforming. Dr. Sikora stated that this small, <br />rear portion is only a field and will remain a field, becau.se they do not need <br />the property. The members have a problem with creating a smaller lot, but they <br />could refer this to the Board of Zoning Appeals. Dr. Sikora believed that <br />possibly they might not want to go through with thate Mr. Gorris explained that <br />they could approve joining the reax parcel, 237- 8-6 to the property, but not the <br />rear portion of sublot 2. Dr. Sikora agreed. Chairman Gorris and Dr. Sikora noted <br />the plat. It was clarified that they do not have to come back, but they will have <br />to submit a revised drawing showing the change. B. Gorris moved to combine <br />parcels 237-8-2, 237-8-6, and.237-8-19 and 232-8-21 into one sublot, the location <br />is the south side of Lorain Road between Clague Road and Brendan Lane (the plan <br />has been initialed and will be kept in the Engineering Department), seconded by <br />R. Tallon, and imaiLimously approved. <br />COMMUNICATIONS: <br />Ord. 92-4: The members decided to defer this until the first meeting in March. <br />There will be a meeting of the Pheasants Walk Home Owners Association at 7:00 <br />p.m. Wednesday, February 12th. Mr. Tallon stated that he would try to go if at <br />all possible. <br />CONTMITTEE REPORTS: <br />No items <br />NEW BUSINESS: <br />Chairmaz Gorris called a special meting next Tuesday, February 18 at 9:30 p.m. <br />This meeting will be for the members only. <br />OLD BUSINESS: <br />No items. <br />10
