i <br />4) Rini's `Su,permarket #2, 4700 Great Northern Blvd. <br />Proposal to construct addition to front of store. <br />Mr. Conway explained that no parking is to be eliminated with this proposal. Mr. <br />Draeger, architect, clarified that this addition would not come out any further <br />than the existing vestibule and basically they will be adding a new roof. It will <br />be the same but slightly smaller than the previous proposal. Mr. Thomas asked if <br />they could incorporate some kind of landscaping or greenery into the design at <br />both locations. Mr: Draeger agreed to look at this, but is concerned that the <br />shopping center owner would not be agreeable. They are having a problem with this <br />owner regarding this proposal since that he had just repainted some of the <br />mansards white. He did not believe that Rini°s would object, .and he wi11 present <br />something to the Architectural Review Board if possible. He suggested that some <br />landscaping might possibly be incorporated into the plans to widen Great Northern <br />Boulevard.. City Engineer Deichmarm stated that tfiere will be a minor widening.of <br />the street they will not be widening the right of way. R. Tallon moved to refer <br />this proposal to the Architecturai Review Board and to the Safety Department for <br />the Rini #2 vestibule. as proposed and to ask that they include some landscaping <br />at both sites and ask for some gu.idance from that Board regarding the <br />landscaping, seconded by T:. Morgan, and imanimously approved. <br />, 5) North Olmsted Nissan, 28500 Lorain Road <br />' Proposal to construct additions to showroom, and parts and service departments. <br />Mr. Paul Stoyanov, contractor, and Mr. Mathews, the owner, explained the request <br />to construct a 50 by 50 foot addition to the existing show room and a 55 foot <br />deep addition to the back of the building for the service and parts department. <br />This additional space has been required to accommodate a new Oldsmobile <br />franchise. All construction will match the present building. He presented <br />photographs of the existing and renderings of the proposed. Buildi.ng Commissioner <br />Conway advised that there is a variance to display cars in the front set back and <br />. that would not.change. Variances would be required for the 15 foot buffer in the <br />front of the parking (20 feet is required) and for a 15 foot buffer on the side <br />• adjacent-to residential property where 20 foot is required; and they also need a <br />- 10 foot buffer on the side adjacent to the Lexus Dealership since these <br />businesses were not co-developed. Mr. Stoyanov responded that they could make the <br />side 20 foot, but they need approval for the front as it is shown, because they <br />are required by the manufacturer to have a certain square footage for parking and <br />storage, and they prefer not to go any fvrther back than shown toward the <br />residential district. Mr. Stoyanov explained that there is a buffer existing on <br />the Lexus property. They also need a turnaround in the rear for tractor trailers. <br />Since the area in the rear is mainly a storage area, Mr. Tallon stated that <br />defined paxking spaces would not be needed, so it would not seem necessary to add <br />more hard surface in the back. Mr. Mathews agreed, but stated that the <br />manufacturer required so much square footage of blaak top. Variances would be <br />required for the bu.ffers. Mr. Tallon stated the intent of the code was to put 10 <br />feet of landscaping on each property, in order to have .20 feet between <br />properties. Mr. Mathews agreed to conform to code,.and the plans would be changed <br />accordingly. Mr. Conway advised that a conerete curb would also be required <br />around the parking lot. A.variance could be requested for this if they desire, <br />and it might be granted if they conld satisfy the Engineering Department that <br />their retention was satisfactory. If they had not needed to add parking, no <br />curbing would have been required. Mra Mortach, the resident to the rear, was <br />advised that the building would be coming: aut 55 feet and 75 foot of black top is <br />to be added.
