? <br />Mr. Stoyanov, contractor, presented plans, and advised that he concurred with the <br />Architectural Boards' recoirIInendation that.if the new mansard material does not <br />match the existing the entire length will be painted the same. It was clarified <br />that the front landscape area would be 15 feet to match the adjacent Lexus <br />planting area and that the planting area in front of the building would be 20 <br />feet. In reference to the lighting, Mr. Stoyanov advised that the existing pole <br />light would be removed and no pole lighting would be installed in the back, there <br />will be some wall mounted lights on the building. A 20 foot buffer will be added <br />on the west side, and a 10 foot buffer will be added on the east (adjacent to <br />the Lexus landscape area). A mounded landscape buffer with white pines will be <br />added at the rear as requested by the neighbor. The members discussed the request <br />of Mr. Zergott, of the A.R.B, that some younger pines should be added later when <br />the existing pines begin to lose their lower branches. It was suggested that Mr. <br />Stoyanov discuss with Mr: Zergott adding some alternate type plantings at this <br />time. A report from Mr. Wendell, the forester, stated "After reviewing the <br />landscape plan and ARB reports, I would like to see four (4) Skyline Locust <br />included in the landscape./ The trees should be planted in the green strip <br />between the sidewalk and parking lot. Two (2) trees planted at either end of the <br />frontage will not block the existing Nissan sign." Mr.. Stoyanov will discuss this <br />with him. The members agreed that if the speakers are wall mounted there would <br />probably be no problems. City Engineer Deichmann stated that the.Engineering <br />Department has not done a detailed review on the proposal as yet. No neighbors <br />were present. R. Bowen moved to approve the North Olmsted Nissan/Oldsmobile, <br />28500 Lorain Road, proposal to construct additions, taking into consideration the <br />comments made by A.R.B. in regaxd to the types of trees used for the mounding in <br />the back, also the comments about the speakers bei.ng wall mounted and relocating <br />the pole light, and on the new proposal regarding the changing of the planting <br />area in front of the building to 20 feet and at the road it is to be 15 feet, and <br />including a11 other recommenda.tions of - the A.R.B. Mr. Skoulis added that in <br />reference to the mounded planting area where they.propose to. put in white pines, <br />the Commission would like them to con5ider putting in some other type of bushes <br />such as hemlock, blue spruce, etc. Mr. Orlowski clarified that rather than <br />replacing them as Mr. Zergott recommended,:it would be preferred that they plant <br />something that would stay full for the life of the planting. Mr. Skoulis stated <br />that the planting area on the west end of the property line is in poor condition <br />and should be cleared out. Mr. Bowen added-tha.t the developer should get together <br />with the forester in regaxd to'Yiis comments, and with Mr. Zergott regarding the <br />plantings on the mound. This proposal should also be referred to the Engineering <br />Department. The motion was seeonded by Mr. Skoulis, and lmanimously approved. <br />4) Velvet Touch Auto Wash, 27100 Lorain Road. <br />Proposal to remodel existing abandoned car wash building and property. <br />Continued from Planning Comnission meeting on March 10, 1992. <br />Mr. Barnett, awner, and Mr: Ulissee, designer presented plans. The members had <br />received a traffic study fram,Traff-Pro Consultants, Inc.., previously. The report <br />stated that the BP Car Wash had a simi.lax traffic pattern, and in response to <br />questions, Mr. Lipesto, from Traff-Pro, advised tha.t there was no informatian on <br />the rrumber of cars that could be stacked on the BP.lot,. but at the time they <br />observed the lot 9 cars were stacked. Eighteen ears can be stacked on this <br />location. They maintain that there is a. self . enforced limit.. an the rnmiber of caxs <br />that will be stacked since drivers•will not wait in long lines. Mr. Gorris stated <br />that he has seen cars spilling out on Lorain Road from the Aquasonic Car Wash. <br />Mr. Lipesto stated Aquasonic.is a full service car wash•and is a different <br />2
