Suggestions for commereial development included: adopting another type of <br />less intense comnercial zoning such as, Local Retail, Neighborhood Business, etc. <br />(page 16) with appropriate size and depth specified for this classification, and <br />rezoning. some of the western corridor to that use; developing an overlay zoning <br />so that guidelines can be established to regulate conversions of homes to <br />business. Further suggestions included rezoning some portions of Lorain Road, and <br />some areas off Lorain, for some type of residential zoning, senior housing, town <br />houses, cluster housing, etc.; establishing a large lot zoning classification <br />requiring a m-in;m,m, lot size of possibly 1 acre or slightly less for residential <br />homes; rezoning an industrial zoned area not in the Industrial Park (area 2, map <br />6), which is not part of the enterprise zone to a residential use; and rezoning <br />any undeveloped environmentally sensitive land to cluster homes, since this would <br />allow more flexibility to work around sensitive areas. Several suggestions were <br />made about extending both sidewalks and bike paths though out this area. In <br />response to questions he explained, that the flood plane areas require that <br />additional flood insurance be purchased; he will review the Mixed Use "D" codes <br />which includes a limited retail zoning to serve the residents of the district; <br />and wetlands defined on the maps are major areas, there may be others; most of <br />these areas are in,the paxk, any other area with some wetlands might be used for <br />cluster development. At the next meeting he will review the Mixed Use "D" <br />classification, and research other less intense retail zoning classifications <br />fran other cities. Mr. Schultz stated that at the next meeting they will re-cap <br />and present what they believe to be the best choices for the focus areas and <br />undeveloped areas, including the 31 vacant parcels mentioned before that are not <br />in one of the focus areas. They will at the least present these in map form at <br />the next meeting, but will need another meeting to discuss implementation of the <br />plan. He also suggested that the Commission might want to hold a public hearing. <br />After some discussion, it was decided that the Commission will take August as a <br />vacation month, but will meet specifically for the master plan on Monday, August <br />31st at 7:00 p.m. <br />IX.
