? <br />Amendmnts to CABO Code <br />R-109.03 Delete <br />R-110 The Building Official may require drawings to be verified <br />by a registered architect or engineer as to code compli- <br />ance. <br />R-220 Cellar & basement occupancy. No room or space in any <br />cellar shall be used for sleeping purposes. No roam in <br />any basement shall be occupied as a habitable room if a <br />finished floor at a required window is more than 3'6" <br />below the finished grade, and or sill at the window. <br />A recreation room in a cellar, or basement shall not <br />be considered as a habitable room. <br />R-204 Room dimensions, mini,mm, wall length: 10 foot bedroom; <br />7 foot kitchen; and 8 foot dinni.ng room. <br />R-209.2 To require fire rated drywallo <br />R-209.3 Where the entrance to the structure is below the garage <br />a 4" curb shall be provided to prevent flow of liquid to <br />the dwelling. <br />R-209-A Detached garages -(a) Height. No detached ga.rage shall <br />be in excess of 15 feet in height to the peak of the <br />gable. (b) Masonry Construction. Masonry detached garages <br />shall have foundation and wall requirements the same as <br />set forth for one-story dwellings in Chapter 3. <br />(c) Wood -Frame Constructi.on. A one-story garage, more <br />than 15 feet fron a dwelling, built of wood frame con- <br />struction, shall comply with the construction requirement <br />for one-story dwellings with the following exceptions: <br />i. Bottom of footings of framing garages shall be not <br />less than 36" below finished grade, unless sup- <br />ported on a reinforced concrete slab as provided <br />in the following paragraph. <br />ii. Frame garages may be built on a concrete slab, not <br />less than 4-inch thiek, reinforced with steel mesh <br />weighing not less than 40 pounds per 100 square feet <br />or equivalent reinforcement turned up to a 4-inch <br />width curb, 8 incYies high above finished grade to <br />form a wall foundation. <br />iii. Studs shall have a spacing of not more than 24 <br />inches o.c. Doubling of studs shall be required <br />on jamb openings 3'-6" wide or more. <br />iv. Sheathing and building paper may be omitted i.f <br />fiull height 45 degree corner let in bracin.g i.s nsed <br />and studs are placed 16 inches an center. <br />v. Corner posts may be two 2x4's or a 4x4. <br />vi. Top plate may be single, provided rafters are placed <br />directly over studs, and plates at corners are <br />lapped to provide ties. <br />4
