He has assured me tha.t prior to <br />construction these details will be worked aut or the job will not <br />proceed. Further, a question has arose concerning the possible subdivision <br />of this lot fran a larger lot without a variance bei.ng granted. This <br />did not occur. This lot was a fifty foot wide lot from the days of the <br />original subdivision. <br />In 1957, sublot 266 (5474 Whitehaven), was improved with a single <br />single dwelling and in 1958 the same occurred on sublot 264 (5454 <br />Whitehaven). Apparently in 1963_, sublot 265 was i1legally subdivided <br />into two 25 foot that were never joined to either sublots 264 and 266. <br />In 1974, we ha.ve a correspondence explaining this issue and <br />requestirg the city to agree to remove the subdivisian fran the tax <br />maps. Although the paper trail stops here, the current tax maps show <br />this parcel as a single 50 foot lot. <br />I contacted Mr. Gareau, City Law Director, and discussed the <br />matter. The.conclusion was that the illegal subdivision was struck and <br />the lot is buildable tmder aur existing zoning codes as long as other <br />aspects of the code are met.
