Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Vanckunas, owner, and Mr. Davis, sign contractor. Mr. <br />Gomersall stated that this sign is much too big and other signs on this building <br />were mueh smaller. Mr. Vanckunas responded that he would like to use an existing <br />cabinet, but will agree to individual letters. After some discussion, he agreed <br />to scale the letters down and black out the perimeter of the existing cabinet <br />with an opaque panel so that no light showed through. The members agreed that he <br />could have a 37 square foot sign which would require a 17 square foot variance. <br />Mr. Conway pointed out that after January 1, 1998, all non-conforming signs <br />would have to be removede B. Gomersall moved to grant the request of Van's <br />Photo, 4591 Great Northern Boulevard, for a 17 square foot variance for total <br />sign area until 1 January 1998, seconded by W. Purper, and unanimously approved. <br />Variances granted. <br />10. Athanasios Papadorotheom, 23105 Stoneybrook. <br />Request for variance (1123.12). Request 40 square foot variance for area of <br />tool shed and request 5 foot variance from rear property line. Violation of Ord. <br />90-125, Section 1135.02(d)(1) and (4). <br />Chairman Gomersall ca.lled a11 interested parties before the Board. The oa.th was <br />administered to Mr. Papadorotheom who stated that the shed was hidden by the <br />trees. He bought the shed, but was not told he needed a permit. The members had <br />no problem with the request. R. Gomersall moved to grant the to Athanasios <br />Papadorotheom, 23105 Stoneybrook, a 40 square foot variance for area of tool <br />shed and a 5 foot variance fron rear property line, seconded by W. Purper, and <br />unanimously approved. Variances granted. <br />11. Butternut Ridge Apartments, 561:8 to 5800 Great Northern Blvd. <br />Request for variance (1123.12). Request variance to install prohibited pylon <br />sign in residential district. (Please note: business use allowed per court <br />judgement entry). Also note: permission will be required from State of Ohio for <br />,encroachment of right of way. rlust comply with provisions of Ohio Administrative <br />code Chapter 5501.2-2. <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Trevillian, developer, Mr. Bellmap, sign contractor, and <br />adjacent property owners,. Mrs. Davis, Mr. Schulz, Mrs. Kurzenberger, and Ms. <br />Guthmann. Mr. Bellmap presented rendering of the two sided pylon sign which is <br />to be installed on the rear of the property perpendicular to I-480 so that it <br />can be seen from the freeway. Mrs. Davis stated that she understood that the <br />court judgement protected the- residential character of the neighborhood, now <br />from what was stated on the agenda tha.t this is a business use allowed per court <br />judgement entry: Law Direetor Gareau stated that this had.always been the case, <br />but instead of rezoning the land so a subsequent owner could develop the it as <br />he saw fit, certain tracts of land were designated for specific uses. It was <br />then stated in the judgement entry that all uses in that partieular district <br />would be be permitted with respect to the parameters. set in the entry. So <br />signage, parking, etc., would be governed by the section of the code that <br />pertained to that usea Building Gommissioner Conway explained that a 25 square <br />foot project sign would be allowed without a variance, but they want to install <br />a 100 square foot sign which would be allowed in a commercial area..The Planning <br />Commissian has approved this sign for a one year period. Mr. Gareau stated tliat <br />the language on the sign did not seem appropriate for a permanent sign. It was <br />clarified that a variance would be still be requixed for a temporary sign since <br />this sign. is larger than allowed.
