<br />4. Gerald Nobleman, 23968 Amesbury Drive. <br />Request for variance (1123.12). Request variance for non-conforming shed that <br />was remodeled (was over 50% deteriorated): requires 27 square foot variances for <br />area exceeding 2% coverage of rear yard and also request 4 foot variance from <br />side property line and 9 foot variance from rear property line for location of <br />shed. Violation of Ord. 90°125, Section 1135.02(d)1&4. <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />adninistered to Mr. and N1rs. Nobleman, and to neighbors, Mrs. I?ennis and Mrs. <br />Radden. Mr. Gomersall explained that this was a non-conforming shed that was <br />reriodeled without a building permit. He also stated that in 1984 they ha,d a non- <br />conforrAng pool which was to be removed. Mr. Nobleman advised that this had been <br />resolved in court and he presented a letter which explained that the courts had <br />ruled that the pool could stay. Law Director Gareau agreed that this issue had <br />been resolved. Mrs. Dennis, the abutting neighbor who is also Mr. Noble.man's <br />sister, advised that she di.d not object to the shed which is next to her yard and <br />maintained that his is the nicest yard in the neighborhood. Mr. Nobleman stated <br />that he did not luiow that he needed a permi.t to rebuild a shed that was existing. <br />Mrs. Radden, the neighbor on the other side of the property, believed that the <br />back yard was crowded with too many structures, and is concerned about more <br />bui.ldings being construeted. Mrs. Nobleman stated that they had tried to purchase <br />some of the School Board property behind.them but had not been successful. Mr. <br />Grace noted that there was no other place to put a shed. B. Grace moved to grant <br />the request of Gerald Nobleinan, 23968 Amesbury Drive, for a variance for a non- <br />conforming shed that was remodeled (was over 50% deteriorated): to grant a 27 <br />square foot variance area exceeding 2% coverage of rear yard, a 4 foot variance <br />from side property line and a 9 foot variance from rear property line for <br />location of shed, seconded by W. Purper, and unanimously approved. Variances <br />granted. <br />5. Bob Mate. 24132 Elm Roade <br />Request for variance (1123.12). Request 1 foot 3 inch side yard variance to <br />construct an addition which will be located between the house and the garage. <br />Violation of Ord. 90-125, Section 1135.07. <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Mate who 2Xplained that this would be a 2 story addition. He <br />would like this addition to follow the rear line of the existing garage. Mr. <br />Gomersall advised that a fire wall would be requireda N'tr. Mate is also thinking <br />about building a new garage with a.footer, since the existing garage is on a <br />floating slab. He would still need the 1 foot 3 inch variance since the lot is <br />narrow. Building Commissioner Conway asked that this request be incorporated in <br />the motion so that if he does rebuild the garage it will be included and he will <br />not have to return to the Board. J. Maloney moved to grant to Bob Mate, 24132 Elm <br />Road, a 1 foot 3 foot side yard variance to construct an addition which will be <br />located between the house arid the garage and that if a new garage is rebuilt the <br />same variance will apply arnd in addition a fire wall will be mandatory between <br />the garage and the house in the construction plans, seconded by B. Grace, and <br />unanimously approved. Variance granted. <br />6. Jennifer's Convertibles. 26037 Lorain Road. <br />No representative present. Request delayed until the end of the meeting. <br />7. Barry E. Paden, 23831 Ma.ple Ridge Road. <br />Request for variance (1123.12). Request 4 foot 6 inch variance for distance <br />between existing garage and addition; request 34 square foot variance for <br />2
