Mr. Castrigano <br />explained he built the deck last year and now he would like to build a gable roof <br />with screen walls to enclose it. Mr. Benedict had no objection. J. Maloney moved <br />to grant Daniel Castrigano, 27628 Marquette Blvd., a 10 foot rear yard variance <br />to construct screen-in porch over existing deck. seconded by R. Gomersall, and <br />unanimously approved. Variance granted. <br />Blimpie Subs and Salads, 26261 Lorain Road (Lorain and Brookpark Roads) <br />Request for variance (1123.12). Request variance for second wall sign on <br />business; request variance to have neon signs in windows (only temporary <br />window signs permitted); and request 8.3 square foot variance for total sign <br />area. Violations of Ord. 90-125, Sections 1163.12(a); 1163.12(G) and 1163.11(B). <br />Building proposal approved by Planning Commission January 14, 1992. <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Hartz, owner, and Mr. Wascaz, the owner of the building. Mr. <br />Gomersall explained that this is for a second wall sign, and neon signs in the <br />window. The Planning Commi.ssion and Architectural Review Board recommended that <br />it be approved. He stated that this is an tmusual piece of property and should be <br />treated as such. He also stated that the building has been vacant for a long time <br />and he wishes them the best. R. Gomersall moved to grant the request of Blimpies <br />Subs and Salads, 26261 Lorain Road, for a variance for a second wall sign for the <br />business, for neon signs in windows and a variance for 9.3 square feet for total <br />sign area, seconded by J. Maloney, and unanimously approved. Variances granted. <br />Universal Constructors (Butternut Ridge Apartments), 5618 Great Northern Blvd. <br />Request special permit to place 10 construction trailers on adjacent vacant <br />property. Special permission required Ord. 90-125, Section 1123.06(a). <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Howard, project manager, Mr. Gomersall question why they <br />needed 10 trailers. Mr. Howard stated that all 10 would not be on the site for <br />the entire time, however frequently trailers are left for a short period of time <br />while they are being tmloaded, and he wanted to cover that contingency. He stated <br />that six or seven would be there during the entire construction period. He also <br />wanted to put a temporary. guard house on the property which could be located <br />where Building Commissioner Conway preferred. Mr. Conway stated that a variance <br />was probably not necessary, but it was decided to grant one just in ca.se it would <br />be needed. It was clarified that these were semi trailer, not mobile homes. <br />Mro Maloney stated that having their own guard might eliminate some calls to the <br />Police Department. R. Gomersall moved to grant to Universal Constructors, 5618 <br />Great Northern Blvd., a special permit to place up to 10 construction trailers on <br />the adjacent vacant property, and to grant a variance to place a guard house on <br />the property tmder the guidance of the Building Department, seconded by J. <br />Maloney, and unanimously approved. Variances and special permit granted. <br />Dwight C. Hull, 24695 Arlington Lane <br />Request for variance (1123.12)o Request 12.5 foot side yard variance and 7 foot <br />rear yard variance to construct family room. Violation of Ord. 90-125, Sections <br />1135.06(b) and 1135.08(a). Also request special permit to add to non conforming <br />dwelling (side yards).
