Mr. Stock, the neighbor adjacent to this <br />property, presented a prepared statement (included i.n file) which objected to <br />the request on the basis that Mr. Rochelle ha,s not demonstrated that there is a <br />need; there is a two car garage on the property; that others on the street have <br />more than two vehicles and park them in the drive; there is a utility building <br />on the property for storage of lawn equipment at present; this addition will be <br />a detriment in the event the 5tocks sell their property; it could affect the <br />drainage; and a mature pin oak tree will ha.ve to be removed. The members read <br />the statement. Mr. Rochelle stated that one pin oak would ha.ve to be removed, <br />and he owns 4 vehicles. Mr. Stock stated that he would have no objection to the <br />addition to the house, but the garage taould affect his property. In response to <br />Mr. Gomersall's question, Mr. Mitchell stated that all these lots are pie <br />shaped, and there is 13 to 14 feet between the houses. Mr. Grace pointed out <br />that there were no side yard variances required. Mr. Mitchell explained that <br />brick matching the existing will be installed on the side adjacent to the <br />Stock's house. There will be no encroachments into the setbacks. Mr. Rochelle <br />explained that originally he intended to eonstruct a detached garage on the back <br />property which would be hidden by the trees, but would have necessitated a drive <br />along side of the garage (block which would be covered with grass). The Stocks <br />objected to vehicles driving between the houses. Mrs. Stock stated that a garage <br />would not have been allowed on that lot. Mr.. Rochelle's lot is quite deep. Nfre <br />Grace and Mr. Gomersall agreed that the since these lots are pie shaped, there <br />would not be that much of a probl+em. Mr. Maloney stated that this looked like a <br />very good proposal and the Board has granted other variance for additional <br />garage area to contain historical cars. Mrs. Stock stated that his cars have <br />always been outside and right now his garage is empty. Psr. Rochelle responded <br />that he is installing new garage doors. Mr. Mitchell pointed out tha.t this <br />addition had been designed so that it would not effect the look of the <br />neighborhood from the street side, everything is from the rear. Mr. Grace <br />believed that this really looked like part of the house. J. Maloney'moved to <br />grant to William Rochelle, 25075 Sur3set Oval, the request for a 522 square foot <br />variance for garage area to add to existing garage, seconded by B. Grace, and <br />unanimously approved. Variance granted. <br />g, Carol Pop, 23215 Alexander Road. <br />Request for variance (1123.12). Request 11 foot variance for distance between <br />house and proposed detached garage. Violation of Ord. 90-125, Section <br />1135.02(c)2.. Also request 41.foot rear yard variance to reconstruct existing <br />porch and convert it into living area and construct new open porch. Violation of <br />Ord. 90-125, Section 1136.08(a)4 Also request special permit to add to non <br />conforming dwelling. Special permission required by Ord. 90-125, Section <br />1165.02(b). <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Pop, and neighbors, Mr. and Mrs. Fritz and Mr. and Mrs. <br />Brian. Mr. Gomersail stated that this house is very far back on. the lot and he <br />does not have many options. Mr. Brian stated that they have no specific <br />objection, they merely are interested. The previous owner had told them there <br />was nothing he could do to improve the house because of the Zoning Codes. He <br />stated. that Mr. Pop fixed up the interior of the house and then later put- on a <br />front addition. Mr. Pop stated that he did get a permit for the front addition.. <br />Mr. Brian stated that he has increased the house by 40% in the front, and he is <br />concerned about this coming out toward his property. It was clarified tha,t the <br />addition is only about 9 foot square and would be used to house a furnace and <br />hot water tank, and a porch is..to be added on the side. An entire new roof will <br />be.added over the whole.house and.the garage is to be constructed in front of <br />5
