Mr. Thomas stated <br />that you can tell what this is going to look like just by driving down Brookpark <br />Road to Cleveland, and believed that this is a short term commitment. Mr. <br />Gomersall was at the meeting for the master plan and saw the slides of the <br />blighted areas, and this is working in reverse of wha,t they had in mind. Mr. <br />Giesser discussed continuing the proposal with Mr. Ku1a. They requested that the <br />canopy sign be discussed and they would continue the setback request. Mr. <br />Gomersall stated that they might have a canopy with no business. Mr. Giesser <br />stated that they would have a business, but it might not be a viable business. <br />The members agreed that the whole issue should be a complete package. Mr. Giesser <br />agreed to continue.the entire requeste R. Gomersall moved to continue the request <br />for B.B. & C. Realty at 27724 Lorain Road, seconded by W. Purper, and tmanimously <br />approved. Request continued., <br />James R. Jares. 4638 Brendan Circle. <br />Request for variance (1123.12). Request variance to add to deck in rear yard of <br />a corner lot which will be set back less than the 50 foot front set back required <br />for the adjacent_lot; but conforms to the 25 foot required side yard for a house <br />on a corner lot. Violation of Ord. 90-125, Section 1135.02(d)5. <br />Chairman Gomersall called all interested parties before. the Boaxd. The oath was <br />administered to Mr. Jares. The deck will be similar to the one across the street. <br />The members had no objection to the request. J. Maloney moved to grant Mr. James <br />R. Jares, 4638 Brendan Circle,.the request for a vaxiance to add to a deck in the <br />rear yard of a corner lot whi.ch wili be set back less than the 50 foot front <br />setback required for the adjacent lot, but conforms to the 25 foot required side <br />yard for a house on a corner lot, seconded by B. Grace, and unanimously approved. <br />Variance granted. <br />Boater's World, 26075 Lorain Road. <br />Request for varianee (1123.12). Request variance to have second wall sign and <br />21.25 square foot variance over the allowed maX;nnnn of 75.00 square feet for both <br />the Lorain Road and the Brookpark Road signs. Violations of Ord. 90-125, Section <br />1163.12(a). Also request 142. 5 square foot variance for total sign area allowed. <br />Violation of Ord. 90-125, Section 1163.11(b). <br />Chairman Gomersall called a11 interested parties before the Board. The oath was <br />administered to Mr. Wilkes, sign contractor, explained that anly one wall sign <br />and 75 square foot of sign area was allowed. Building Commissioner Conway <br />clarified that the permitted signage for this strueture would be 68 square feet, <br />the 75 square feet is the max;mm signage allowed for any wall sign, but the size <br />of the building would have to be big enough to support a 75 foot sign. He <br />clarified that they could not install one 75 foot sign based on their frontage; <br />and corrected the amount of total sign area which should be 124 square feet <br />instead of 142 as stated. n_. Gomersall believed that this was too much signage, <br />and asked if they could not limit the signs to 75 square feet. Mr. Wilkes <br />responded that they wanted 2 signs, but if the variance was not granted they <br />would install one on Lorain Road. He stated that if the letters are too small, <br />they are difficult to service. Mr. Conway believed that there was too much <br />information on the sign, and questioned if, "boaters discount marine centers" was <br />needed along with, "Boater's World". He stated that since they do have frontage <br />on two streets there would be a good case for two wall signs. The Building <br />Department is concerned about the size of the sign, since the.building is only <br />4
