He pointed out that this is not an impulse type of <br />business, most customers would be looking for it. Mr. Wilkes stated that it would <br />be different if they planned to install a pole sign. It was suggested that they <br />reduce this to the maximtun square footage allowed for a wall sign, and ask for a <br />variance for the second sign, and one for the total sign area allowed. Mr. Wilks <br />agreed that it could be scaled down to Just under the 75 square feet (reduce it <br />about 25%). He was advised that if the original proposal was denied, the request <br />would have to be reduced by 25% or the request could not be heard for one year. <br />He is not sure the customer would agree to this. Mr. Gareau suggested that the <br />request could be granted an the basis that if the customer is dissatisfied, that <br />he could ask for a reconsideration later. Mr. Gomersall clarified that the <br />proposal would be reduced at least 42.5 square feet because they would not be <br />asking for the 21.25 square foot variance for each sign; the variance for total <br />sign area would be 82 square feet; and a variance for two wall signs would be <br />needed. R. Gomersall moved to grant the request for a variance for Boater's <br />World, 26075 Lorain Road, for a variance to have a second wall sign, and also an <br />82 square foot variance for total sign area al.lowed, seconded by B. Grace, and <br />unanimously approved. Variances granted. <br />6. Baker's Furniture, 4646 Great Northern Blvd. <br />Request for variance (1123.12). Request 41 square foot variance to change faces <br />in existing pole sign (prohibited). Violation of Ordv 90-125, Section 1163.22(a). <br />Also request 3 square foot variance for a wall sign over 75 square feet and also <br />a 2 foot variance for height of wall sign over the 4 foot maxiirnun allowed. <br />Violations of Ord. 90-125, Section 1163.12 (a). Also request 5 square foot <br />variance for total sign area. Violation of Ord. 90-125, Section 1163.11(c). <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Kipp, representing Baker's and Mr. Dragon, sign contractor, <br />who explained that the entire front of the building will be remodeled and <br />individual letters will be installed. At present there is 240 squa.re foot of <br />signage on the building. They presented a drawing showing the entire facade with <br />the signage. Mr. Kipp explained that they.are changing a11 the signs to Baker's <br />Furniture, removing Furniture Land, in conjunction with upgrading their <br />merchandise. The pole sign will only be refaced, because this sign is in the <br />parking lot, they do not believe it could be changed to a ground sign. They are <br />awaxe that all pole signs would be eliminated in 1998. The members agreed this <br />would be an improvement. B. Grace moved to grant to Baker's furniture; 4646 Great <br />Northern Blvd. the request for a 41. square foot variance to change faces in the <br />existing pole sign, and also to grant the request for a 3 square foot variance <br />for a wall sign over 75 square feet and also a 2 foot variance for height of wall <br />sign over the 4 foot maximinn allowed, and a 5 square foot variance for total sign <br />area, with the notation that this wonld be consistent with the blue print that <br />they presented, and with the condition that the variance for the pole sign will <br />cease on January 1, 1998, seconded by J.
