Gomersall, and unanimously approved. Variances granted. <br />Halleen Chevrolet Truck Lot, 27932 Lorain Road. <br />Request for variance (1123.12)a Request variance to display vehicles for sale in 75 <br />foot front setback. Violation of Ord. 90-125, Section 1139007 (table). Also request <br />variance to relocate prohibited pole sign from 27871-81 Lorain Rd. (location of sign <br />would not conform to requirement for permitted pylon and ground signs); also request <br />10 square foot variance for total sign area allowed for business use. Violations of <br />Ord. 1162.22(a) and 1163.11(a). <br />Proposal continued from meeting of March 4, 1992, and has been amended to include <br />the demolition of the Partners Lounge building and the setback is to match the one <br />on the adjacent car lot. <br />Chairman Gomersall called all interested parties before the Board. The oath was <br />administered to Mr. Giesser, attorney, and Mr. Kula, representing the owner. Mr. <br />Giesser explained that the owners are willing to take the Partner's building down as <br />requested by the Board at the last meeting, and extend the 5 foot planting area that <br />is on the adjacent lot across the front of this lot. The mernbers agreed that tearing <br />down the building was not the primary objection, they mainly wanted a larger <br />planting area of at least 20 foot m;n;m,m,. The Board had agreed that a 75 foot <br />setback was excessive. Mr. Giesser stated that since this planting area was a <br />continuation of the adjacent one, it should be the same size, different widths would <br />not look right. Mr. Gomersall stated that the Board wants more grass area, and that <br />has to start somewhere, they do not want to match what is there. Mr. Grace believed <br />that they intended to present a viable planting area that could be worked on, and <br />stated that this is not acceptable. Mr. Gomersall believed it had been made clear, <br />that since this is close to the Historic center of the City, it should not look like <br />a blighted area. Mr. Giesser asked to withdraw this proposal imtil the next meeting. <br />Mr. Grace read the minutes and stated that there was only one time the Partners <br />Lounge building was mentioned. R. Gomersall moved to continue the Halleen Chevrolet <br />Truck Lot proposal at 27932 Lorain Road, until May, seconded by B. Grace, and <br />unanimously approved. Request continued. <br />B. B. & C. Realty (Affordable Cars and Einance), 27724 Lorain Rd. <br />Request for variance (1123.12). Request variance to display vehicles for sale in <br />75 foot front setback. Violation of Ord. 90-125, Section 1139.07 (see table). Also <br />request variance for individual store signage on ground sign, request 1 foot <br />variance for location of ground sign, and request 50 square foot variance for <br />total sign area allowed for a business unit. Violations of Ord. 90-125, Section <br />1163.12 (h) & (B) and 1163,11(c). <br />Proposal continued from meeting of March 4, 1992m A proposed landscape plan for <br />the existing planting area will be presented at the meeting. <br />Mr. Giesser, sworn in for the previous case, asked that the setback variance be <br />withdrawn, but would like the Board would to vote on the sign variances. Law <br />Director Gareau wondered how this would fit in with the entire request, but it would <br />be up to the Board. Mr. Gomersall stated that the ground sign would be impacted by <br />the setback. Mr. Giesser disagreed stating that they would withdraw the 1 foot <br />variance for the setback. It was agreed that the variance request for the canopy <br />sign could be heard. Building Commission Conway advised that the awning was opaque, <br />but the letters would be illuminated; and since they have one wall sign on the <br />front, they would need a va.rianee for a second sign on the bui.lding.
