(700 square foot <br />variance and 4 foot height variance granted at meeting of October 7, 1992), <br />seconded by W. Purper, and unanimously approved. Variance granted. <br />13o North Olmsted Auto Paint & Supply, 25044 Lorain Roado <br />Request for variance (1123.12). Request 2.5 square foot variance for total sign <br />area over that allowed to install pylon sign. Request 5 foot variance for <br />encroachment of sign fram front property line and 35 foot variance for <br />encroachment into permitted triangular area for location. Also request variance <br />for second free standing sign on property (one allowed per code). Violation of <br />Ord. 90-125, Section 1163.11(a) and 1163.12(b). <br />Chairman Gomersall called E11 interested parties before the Board. The oath was <br />administered to Mr. Cooney, owner of the business, who is going to take the sign <br />off the building and put it on a pylon sign. Building Commissioner Conway <br />explained that there are 3 businesses in the building and his is off set to the <br />side, anly one free standing sign is allowed and there is a pole sign on the <br />property now. Mr. Grace pointed out that his frontage is hidden. Mr. Conway <br />clarified that, even though this is a pylon sign, at the time all non-conforming <br />signs must be removed he would still need variances for the location and because <br />there is. the name of an individual tenant on the sign, not the name of the <br />shopping center. The members believed that the sign was necessary. J. Maloney <br />moved to grant to North Ol.msted Auto Paint and Supply, 25044 Lorain Road, a 2.5 <br />square foot variance for tota1 sign area over that allowed to install pylon sign, <br />a 5 foot variance for encroachment of sign from front property line and a 35 foot <br />variance for encroachment into permitted triangular area for location. Also to <br />grant a variance for a second free standing sign on property (one allowed per <br />code) with the condition that the variances will expire in January 1, 1998 and <br />that the existing wall sign must be removed, seconded by B. Request 25 foot front setback variance to <br />construct drive-thru food service outlet. Violations of Ord. 90-125, Section <br />1139.07. <br />Heard by Planning Coirnnission October 13, 1992. <br />Chairma.n Gomersall called al1 interested parties before the Board. The oath was <br />aciministered to Mr. Pozek, architect, Mr. Roschman, owner, Mr. Keogh, attorney, <br />and adjacent property owners, Mr. Rooney and Mr. Ulewicz. Mr. Keogh explained <br />that they are seeking a variance for the setback of the building since this is an <br />undersized lot and the building cannot be set back 75 feet. They have eliminated <br />the variance for the landscape buffer that was discussed by Planning Commission <br />meeting. Mr. Pozek explained that originally they had 9 parking spaces and a 15 <br />foot landscape bu.ffer along Dover Center Road instead of 20 feet. The revised <br />p1an now includes the 20 foat landscape buffer by reducing the 9 spaces to 8 and <br />angling the spaces. The trash enclosures have been relocated out of the <br />landscaped areas. He explained that the building setback was required in order to <br />have a safe turning radius and stacking area. Mr. Roschmann explained that they <br />show two dumpsters because one was needed for recyclable material and questioned <br />if one dumpster could be moved back 5 feet into the rear landscaped buffer which <br />would provide easier access. It was agreed that it should remain as shown. Mr. <br />Koberna questioned if there would be tables outside as they have in other <br />locations. Mr. Pozek stated that would depend on the laws of the city. Building <br />Commissioner Conway advised rhem to show the tables on the plan if they intend <br />6
