In reference to the <br />building there seems to be no problems, but where the archways are located there <br />should be some landscaping along Lorain.Road to help conceal them and there <br />should be more than just grass across the front, a good example would be the Marc <br />Lance Ford in Westlake with low plantings and perennials which helps soften all <br />the 'caxs. There is to be no sign on the east or west side of the building (sign <br />on west side would to have to have a variance to be approved). That the lighting <br />cannot exceed the boundaries of the premises and be reviewed by a lighting <br />engineer. Mr. Zergott would also like the developer to present a landscape plan <br />before they go to the next Planning Commission meeting, seconded by T. During <br />the motion, Mr. Sohn stated that he had no information on the color of the <br />archways and Mr. Giesser explained that they would be the same Oldsmobile gray. <br />Building Commissioner Conway was advised tha.t the neighbors to be contacted for <br />the trial installation of the lighting would be Botson, Schmitz, Wagner, Mahoney <br />and Morris. <br />3) Thomasville Home Furnishings by Baker, 24869 Lorain Road. <br />Proposal to renovate existing canopy and brick-in two existing doors. <br />Referred by Planning Commission January 12, 1993. <br />Mr. Kipp and Mr. Baker, and an unidentified representative of Thomasville, <br />explained that the existing building has a 4 foot mansard and was designed for <br />several units with 3 doors., They propose to brick-in the two doors and use the <br />double door. Usually Thomasville stores have a backlit awning, but it was <br />eliminated because the city usually does not approve them. They decided to design <br />something that would be compatible with the surrounding buildings. Since the <br />doors were off-center their architects suggested an 8 foot mansard stepped up to <br />12 feet above the entrance doors and where the sign would be located. The <br />plaTm;ng Corrunission had prablems with the 12 foot height and suggested that they <br />lower it to 8 feet. The revised plans now have a 4 foot stepped up to 8 feet over <br />the entrance. The sign wil.l be centered over the entrance on the higher portion <br />of the mansard. Mr. Sohn believed that 12 feet straight across might look better, <br />but there would be a concern about the wind load. He suggested that the mansard <br />would be better proportioned at 10 feet than at 8 feet, but it should a11 be 10 <br />feet (not stepped up) and that it should be returned about 20 feet on eaeh side <br />with the sign centered on the middle of the mansard (not over the door as shown) <br />since the sign would be better balanced if it were centered. Mr. Zergott pointed <br />out that a 10 foot mansard would also conceal the roof top equipment. Building <br />Commissioner Conway cautioried them that the supports should not be visible, even <br />from the rear. The shingles will be Timberline Driftwood Bend; the lighting will <br />remain as is; and the two doors will be bricked-in. Since the existing pole sign <br />was removed and a ground sign installed, Mr. Zergott suggested that some <br />landscaping be planted around the ground sign with low shrubs in front, if <br />possible, 5 feet in front and 5 feet behind, installed in a kidney shaped <br />planting area with flowers and perhaps one small tree, he clarified that there <br />should be more than one shrub on each side, and suggested ane higher shrub with 3 <br />lower shrubs around it to form a triangle in front of it with some flowers and <br />that this same concept could be repeated in the baclc. The developers advised that <br />there was a visibility problem from both directions, and even a small bush would <br />impede visibility. Mr. Zergott explained that only flowers would be in front of <br />the face of the sign, the shrubs are to be on either side. T. Gallagher moved to <br />accept the Thomasville Home Furnishings by Baker, 24869 Lorain Road, with the <br />recommendation that the mansard be 10 foot high and that the sign be centered orl <br />the mansard which is to be wrapped around for 20 feet on each side; that the <br />4
