Zergott, and unanimously approved. <br />Mr. Sohn asked if there were any low cost loans or community development programs <br />for which she could apply. Mr. Conway will look into this. <br />2) Ground Round Restaurant, 24250 Lorain Road. <br />Proposal for exterior renovation to restaurant. <br />Heard by Planning Commission April 13, 1993. <br />A7r. tideekley, contractor, presented a revised colored rendering which was somewha.t <br />more accurate than the one presented to Planning Commission and a rendering of a <br />new ground signe The striped yellow and green avmings will be opaque with over <br />hanging lights similar to Chili's. Thr-ee sides of the building will be re-sided <br />and gainted yello« (P.& L. #1749 Pay.ton yellow) and green (P.& L. #1745 Robin Hood <br />green) with white (P.& L.#1664 Milk white) and brown (P. & L. #2047 VanDyke brown) <br />accents. The roof will remain as is. The members agreed that the yellow is dirty <br />looking. Mr. Weekly explained that 9 restaurants in the area are being changed to <br />this, but he has not received a picture of a completed facility. Mr. Zergott and <br />Mr. Sohn suggested a beige, tan; or light brown to replace the yellow. Mr. Sohn <br />did not believe the color was pleasing and thought there was too great a contrast <br />between the very dark green and yellow. This building will stand out from the <br />others i.n the area. Mr. Gallagher noted that the actual effect of this building <br />will be more solid than what is shown in the rendering which shows both shadows <br />and the texture of the siding neither of which taill be visible on the building. <br />The stripes on the awnings also make the building stand.out. Mr. Sohn stated tha.t <br />the awning would be acceptable since they do not have a large amount of yellow. <br />Mr. Weekley noted that this is to be a lapped siding, not flat, but the samples <br />appear to be flat. The members have no problem with the concept of the sign, if it <br />meets code. r1r. Weekly stated that no di.mensions were put on the sign because they <br />were not familiar with the codes. He also explained that the dumpster pad and <br />enclosure will be enlarged, even though it is not shown on the plan. No changes <br />are planned to the landscaping, other than cutting it back in order to do the <br />work, but they planned on.landscaping the sign. Mr. Zergott noted that on the <br />southwest eorner there are some old shrubs which are overgrojvn and woody and <br />should be addressed. B. Zergott moved to recommend for the Ground Round Restaurant <br />that the eolor be changed from yellow to something that is toned down a little <br />more, such as tan or beige, and that a sample of this color be presented to the <br />city before the Planning Commission meeting on Tuesday so tha,t colors can be <br />reviewed by the members. The board will accept the new awnings, light treatment, <br />and signage as long as the sign meets ¢ode. Also that the dumpster enclosure be <br />enlarged to handle a11 containers; and sinee there is to be a new ground sign it <br />must be landscaped, seconded by S. Ferencik, and unanimously approved. <br />The members again discussed the sign criteria. Mr. Zergott suggested listing <br />several materials wh.ich are aeceptable for signs. Mr. Gallagher believed that it <br />would be almost impossible to come up with any specific criteria. Mr. Zergott <br />again objected to 4 by 4 inch posts. The members agreed that the framing should be <br />wider and the posts mu.st be at least 8 by 8 inch, either wood or brick. <br />Mr. Sohn would like to make some changes to the list of requirements for <br />submittal to the board in order to receive nore specific plans.
